In your experiences are these major issues? What can i do if they refuse to fix the issues. Thanks in advance. I do find however there really is lack of public awareness for termite treated framing - its only about 12% dearer than standard pine framing. A small cost for the peace of mind IMO. Besides, treated framing is no good when the builder cuts a length and doesn't treat the end! Geoff - Decophile. Re: Am i getting what i paid for.....what do i do? 8Apr 11, 2008 9:29 am I suspect you'll find that all is good.
Carpentry is a trade thats done in inch's. If its within an inch, it's all good. The bottom plate not completely touching the slab all the way I'm pretty sure is fine. The Bottom plate's should be dyna bolted to the slab in places so it shouldn't move at all. The final pic showing the stud 10mm off the bottom plate is a bit *** but again thats pretty much par for the course with chippy's, especially the guys that are paid piece work and need to stand 3-4 house frames in a week to make any money. As mentioned, if your worried, get a building inspector to have a look at it. I'd point it out to the foreman first and give him the chance to have first comment. Perimeter treatments are good but not 100% foolproof. Re: Am i getting what i paid for.....what do i do? 10Apr 12, 2008 6:49 pm Just my 2 cents...
Speak to your suprevisor, I don't think they are serious and should be easily fixed. For the 1st one, might need to add some more concrete under it. For 2nd & 3rd, if you are talking about the gap, I am not expert, but it should be ok as long as the frames are firmly nailed/fixed to the slab. The last one, your supervisor should be able to fix that easily. It's good that you carefully check every area of your site, keep on the good work! If the builder/supervisor knows that you are fussy, they will be a lot more careful with the details. Re: Am i getting what i paid for.....what do i do? 11Apr 12, 2008 10:36 pm Hi Ratter,
We had independent inspection during frame stage due to those kinds of issues. They finally finished fixing all the issues listed by our inspector. I also suggest that you have on for peace of mind... that's the slab and frame.. very important IMO. ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! Thank you for the advice so far. We have got Kevin on board, he will be inspecting the slab and frame next week. I just hope that they will fix the issues he finds. I visited again today, here are some more highlights. Will they listen to Kevin? What have your experiences been, will i have to threaten them in writing with BACV? Regards, Ratter Re: Am i getting what i paid for.....what do i do? 13Apr 13, 2008 11:12 am Hi i also saw some nailing problems in our house. There were some cases where the nail missed the target, but the tradies put in other nails. During the building process you will also see other "problems" for example when noggings are removed, etc.
Good to have reputable Kevin to inspect. Re: Am i getting what i paid for.....what do i do? 15Apr 13, 2008 12:52 pm Paula Quote: Will they listen to Kevin? I would like to know who is this Kevin fellow i am reading so much about and how can one get in touch with him.
lostie Re: Am i getting what i paid for.....what do i do? 17Apr 21, 2008 7:36 am Hello and welcome,
Kevin is an independant building inspector that looks over various stages of the building process as required by you. He will pick up many things that the builder doesn't or hopes you won't find. We have had our slab and frame installed and a number of issues have been raised. Kevin is a very knowledgeable man and worth his weight in gold as far as i am concerned. DEFINITELY have indpendant inspections done and make no secret of it with PD. Where are you looking at building / what house etc...
