What's your budget? There's lots of great builders but it depends on what you have to spend. Size of the house also determines cost too We looked at alot of display homes (and I mean ALOT!) and gradually we started to get a feel of what designs we liked. We also rapidly worked out what builders were out of our league! We ended up signing with apg and can't fault them. It's been a brilliant build - great designers, good communication and quality of the build has been excellent! I have loved ever minute! Looking forward to hearing about your next step! Basic 4x2 house with about 280m2 and just standard inclusions (no fancy stuff) would be close to 400k and up. People are rarely satisfied with what's included in the build, most of the times you would want to change thing or two and it will cost you dearly... But it does depend on the spec of the home, and if you're willing to compromise on things... Have you see many display homes, are there any builders you like? Residential 101 world be more affordable for you however their second storey is usually more of a loft. Gemmill do have a loft style two storey home too, I think the display is in Alkimos. We've had a great build, so maybe we've just been lucky! Have you but with apg, were they not very good? Other houses, admittedly single storey, were at lock up before APG had the second storey walls up. Also noted their crews just don't seem to want to work, only turning up once in a while. Re: Suggestion of builders for double storey home in Perth 14Jan 17, 2013 12:58 am Hi there, We were in the same predicament as you only a smallish budget and people telling us a 4x2 2 storey couldn't be done for $300k. We are having plans drawn and costed for a 4x2 with a study and theatre for under this. At first we looked at 101 residential but a lady I work withs Son in Law works for Ben Trager Homes - we hadnt really heard much about them except a few promotional ads in the paper. Their quote looks like it might come in under 101 with a higher spec (31c ceilings and stone to all benchtops). After speaking with them it seems like they are trying really hard to make a name for themselves and seem quite dedicated to their clients with very quick responses to even the tiniest of questions. Although Builders insurance should cover you if they go broke, I'd imagine you would be waiting a while to get your house built or finding someone else to take over the build. In the list of specifications for the builder the description for the lower and upper both say the same thing and both say concrete slab. We are finalizing our plans and contract over the next couple weeks before signing so I will check this. Can you explain the difference? Is the floor tech one soundproof or like timber can you still hear people walking around upstairs?
