Re: Avonlee Estate 44Apr 30, 2014 10:48 am I know there's a few parking bays along Pannage Way, but that's not very easily accessible for your lot (would have to walk back to the entry on Cob Road). I haven't seen any more other than the ones near the similar strata development on Arpent Link, which is past the park. I'm wondering if it would be worthwhile asking the council and/or terranovis to install more bays along the verge of the park; since there's going to be another similar strata development (stage 6) directly south of 3A, and they're going to want parking also. I am in Lot20, the corner of Cob and Pannage Road, and completely isolated from all the 3B'ers ^_^ Good news, I received a notice from the Swan City Council last Monday that my building permit has already been granted. I'm hoping that the slab starts in 4 weeks. \(^_^)/ You did great on running a conduit on all the bedrooms. I should have done that too. But then again, I'm thinking that I might survive with the wireless connection. WRT parking bays, seems like those bays along Pannage Way and Arpent Link are not easily accessible to the other 3B'ers. Re: Avonlee Estate 47May 01, 2014 11:29 am That's great, Vegapunk! It's a bit depressing that my lot is still just sand Also on the NBN front, I checked the NBN rollout map a while ago, which noted our section was "under construction". I've just checked back now and it shows as being connected http://www.nbnco.com.au/when-do-i-get-i ... ut:hro:img Also with conduits, I had some installed in the lounge and master bed, at 1400 above floor level, both with a double power point next to them. So this way the TV can sit on the wall with no cables going up to it. I probably should have done another from the back of the TV to floor level in the lounge room, for speakers and such; but it seems you can get pretty decent sound bars for TV that are wireless. I have kept my wiring simple as i had left few conduits for the moment and will be using wireless for everything. NBN is live in our area so will be getting the maximum speed one. Keep in mind that my slab went down on 23 April 2014. Looks like there is a bit shortage of bricklayers in WA. I was also reading at this forum and they are too building with "Aveling" and they took i think about 6 weeks to get the bricklaying started....But i am really hoping that i will get the bricks started this months at least so i will be one step ahead.. Advised titles will be in Nov.... seems there have been delays after delays...... do you know if we should expect more and more. Just to clarify that we are building in stage 3A ( 20 cottage lots). But we do have some expierence with Terranovice and trust me, its not good. If they are saying, titles will be in november,then i would expect them in January or something. I would suggest to contact Andrew from Terranovice and he is pretty good in explaining. Feel free to ask any question.. this is also oyr first build so hopefully I should be able to answer you question... Im still very undecided on a builder, really struggling but we need to make haste. Anyone have experience with blueprint and homestart they can share? We've signed with a builder now and have our design. It's all just a matter of waiting for the building plan # and the titles. You guys seem to have waited an extremely long time for your titles which we now also expect to do. There's a lot of things to choose, might seem a bit overwhelming, but most things you can change down the track if you want. Just make sure your walls and windows are in the right spot, it's a bit hard to change those! With the 'building plan #' they are asking for, surely that's the lot and plan number from Landgate? I never had to give my builder any of this, their surveyor worked it out from what I can see. I've had my slab down for about 2 weeks now, and my bricks were delivered last week. The house next to me (lot 16) had a roof frame as of last weekend, and is coming along very quickly. A lot more slabs have gone down in the last few weeks. Rahulvig has his slab and bricks but is still waiting for a bricklayer (apparently there's a shortage at the moment). I'll be going by tomorrow morning to see if there's been any progress on my house. Definitely a long wait. But it's good to finally see some progress! Terranovice were supposed to have started landscaping the park and verge along Cob Rd / Pannage Way this month, but it hadn't started when I was there last weekend. I've got an update from Terranovis last night about our progress as i had heard title were delayed til march... "I am not certain where you have got your information from but March is not correct. Construction will be completed at the end of October and titles take 4-8 weeks from then depending on how things go with satisfying the various subdivision clearances." This is great news - fingers crossed it stays that way! we got an extra 3 month price lock in with the builder so we don't get any price rises if nothing happens by november, which is a nice piece of mind. an extra $1k could save us $5-$6k. We have made sure the location of all our windows / walls etc is exactly what we want. I've just remembered this morning i forgot to ask about the larger front door frame so we can put a screen / security door in later on. The only extras i think we will need will be later on at Pre-Start. If there is any thing wrog with the plan, then they will be sent back back to Terranovice to make changes. This could take between a month to 3-4 months depending on if they (Terra) have completed everything. Also, remember that if the titles process goes in late November, then it is likely to be in early January.. My build is moving like a snale at the moment. The brickies were suppose to last back week but apprently they pulled out on the last moment and my builder is looking for other brickies. They did assure us that it will happen next week..so fingers crossed.
