When did you secure your block, when it was first released or later? We managed to get one which had been re-released after being sold last year. The price went up $35,000 since then, but we're pretty happy with it nonetheless. I took a drive out there yesterday, theres definitely some things happening but yesterday was so miserable we didnt go all the way out. What road are your blocks on boys? You said you've got bricks. I seen a few blocks with bricks on the slab..... are these yours? Also, doea anyone know whats inside 'the fort'.? The gate that's there at the moment will eventually be closed (once all houses are built), and all residents will have a remote to open it. 4 lots along Pannage Way have street access via stairs (numbers 91 to 97). Garages are around the back, through the gate. I went out there today and couldn't quite figure out where stage 3c is (embarrassing) any info would be greatly appreciated! when signed up we were told the rates would be released between end of October to end of November but from reading previous posts it has made be doubt this just a little!- we are building with homes start and waiting to have our pre-start. Here's the 3C diagram from the Avonlee website: http://www.avonlee.com.au/images/core/A ... t_Sept.pdf Ok so the row of lots 289-295 in the top left of that plan, are directly behind the row of houses along Simony street. Fairmont (should be spelled Fairmount) will join Avonlee to the neighbouring Whiteman Edge estate at Partridge road. Thane Street shown in the plan appears to be a continuation of Pannage Way in the southerly direction. At the moment, 3C (and indeed 6A and 6B) are mostly sand that doesn't resemble much yet. If so we are neighbours I was 365 now 363 Re: Avonlee Estate 93Nov 18, 2014 6:25 pm Hey Guys, Did anybody get a phone call from Andrew from Terranovis? We've been deemed to have a low bush fire risk on our block - BAL rating 12.5 so therefore have to change our specification to include the extra materials.... (Lot 334) I also found out the bitumen roads are now down in Stage 3C so heading out there this weekend for a look see. Got our street name now too - can't say i like it much ..... Sulong way!!! I asked about playgrounds at the reserve, they said they're going to invest some more money into the park in the north, and there are no provisions at the moment for playgrounds, but are looking in the future to put a slide or something at least in them for the kids. Apparently titles are due final 2 weeks of february - which i thought was January, their email was vague... We also gained 0.38 of a metre to the length of out block with the newest diagrams... That's all i've got now. Hope everything stays on track!!!! I've spoken with Andrew - we've got an easement covering nearly 54 sqm at the front of our block. You'll have to find what that utility is and the restrictions around it. I've never heard of one being removed without the underlying infrastructure (e.g. a sewer main) being first removed. The more i look into it - the more i get a feeling we're not going to have any luck with getting it removed or downsized. Maybe it was just toooo perfect to have such a great placed block!!! Andrew sent me the Deposited Plan file today with all the lots effected. ours is one of them, as is the corner block to our right. (looking at our block from the road) its the front left corner and the back right corner of the corner block. Doing the calculations - if it's 6 mtrs deep in our yard and 8.75 mtrs wide, PLUS the 4 metres crossover we'll apparently have, thats a total of 80+ sqm of land they may need access to PLUS whatever of the block next door too? WTH??!! does that sound like THE main access point to the sewer or whatever. Bit devo at the moment. Especially if the actual possibility of having the easement removed is non existent. I think i need to seek the advice of a professional.... know anyone. Or even the type of professional i need? Solicitor - or someone else who'd be able to give me a straight answer on the possibilities. I am so easily led - i believed with the confidence passed on this afternoon - there would be no issues.
