Browse Forums Building A New House 1 Dec 16, 2012 9:49 pm Have any fellow South Aussies been slugged for land tax on both properties (current home they're living + vacant block/build)? We have and not happy Jan! Bad enough having 2 x SA Water rates, 2 x Council rates, 2 x Emergency Services levy + mortgage. Bloody ripoff -- not even using anything; how can they justify it?! Re: Land tax (SA) while building 2Dec 16, 2012 10:15 pm Well we have been slugged land tax for our land that we are building on and we are currently renting etc. I rang up to query it and they said because we aren't living in it it's an "investment" and once we do move into it we can apply for an exemption and they will consider it. How lovely of them. Surely you shouldn't have to pay land tax on the house you are living in. That bites BIG time. Re: Land tax (SA) while building 3Dec 17, 2012 11:41 am :-0 That's total BS! Pellana I'm sure that's a mistake. You're renting! I'm sure the 'investment' factor is for people who have property for generating income (eg. Rent out). There is an application for exemption form on Revenue SA's website that deals with that. I can't believe what they said is true. Anyone else cop this? Re: Land tax (SA) while building 4Dec 17, 2012 2:13 pm Hey Tom Cat... Depending on which form you are talking about... the green form - Revenue SA which covers Emergency Services Levy - yes this should be on each property no matter what the purpose/use... The Blue Form - defninitely Land Tax and The PPOR is exemt from paying this... but if you are living in a house and have a block of land it is JUST the land value they base this fee on - needs to be more than $316,000 value at the moment... I had received a bill for 2 Investments and my house that was completed July 17th but after I called them it's just a matter of sending through a completed form and the Schedule 19 to prove it's PPOR now. I'd say for now you pay the bill and once you receive your schedule 19 you send off to them for a partial refund... That helps. I'll check that this out. I did complete the excemption form and wrote to them too, I guess we'll see what they say. It's a good thing that my block was <$316 too And I only paid 1 quarter hoping they'd tell me it was some mistake. Pellana, I'd be finding that form to complete too as there is NO way you should be paying land tax at all. Emergency Services levy mmm; but def not LT. I have absolutely no problem with tax. I cringe when I hear politicians mouthing off about tax cuts when the are simply wooing (fibbing to us with fluff) hoping to be elected. I am proud to pay my taxes to make our communities function ... Services, social support, education etc. BUT I'm not wealthy or making money out of this - its my home and as much as this expensive is stretching sanity at the moment. I thought I'd wear that pain for a bit if I could until new house was built. Now I know why everyone sells and rents during a build! What a major pain in the A that must be! After 20 years in this joint, the next home will be the last ... I hate moving ... Probably coz at one stage in my life I had 18 addresses in 2 years. Re: Land tax (SA) while building 6Dec 17, 2012 8:50 pm We received a land tax bill for $1,000 on the block we were building our new home on and we owned no other property. It had a capital value of $510,000 so we had to pay the first 2 instalments as you can not apply for an exemption until the Schedule 19 has been signed off and the property is your principal place of residence. They then refund the land tax paid for the current financial year. Slab Down: 2/6/11 Moved in 13/3/2012 Current Status : Waiting for the garden to grow. My build thread : viewtopic.php?f=31&t=47031 the exemption applies only to your principal place of residence - so you must live in it. The 200 days is continuous. You also have to apply for the exemption. 2 13312 If it's your primary residence then there is no tax deductions to be made. 4 125243 Hello everyone Please advice me how can I install mesh security window or we cab say mesh flyscreen inside while the pvc plantation shutters are already installed?
