Browse Forums Building A New House 1 Dec 16, 2012 8:11 am Hello everyone, This is my first post on this forum a we are at early stages of the process. We have exhanged contracts on a very flat block, 15.24m x 34m. Our cooling off period expires January 7th. We will most probably build with Allworth. The block is in a 1:100 flood zone, however behind the houses across the street, there is a storm water drain. Council have just finished building an easement to protect it. The lovely man we would be dealing with at Allworth drove past yesterday and on this observation alone, thinks the block will need to be raised. He said that if it needs to go more than 1 metre up, then they couldn't build, however to me this sounds very extreme , considering the houses around the block are either not raised, or only raised by 2 rows of bricks. We will get the AHD survey done SOON. Has anyone had a similar situation occur to them? Would it be done by fill or by bricks, and the biggest question of all, is does anyone know how much cost this could add to our build? Any house we build would be approx 200 - 230 metres squared. Finally, does Allworth already build up 300mm, so would this mean we have 700mm more to play with in worst case scenario? I appreciate any feedback and help... we hope everything can work out! Re: Building up a flat block 2Dec 16, 2012 9:48 am We had to raise our slab by 200mm due to the fall of the sewer. Clean fill was brought in to fill it up, then formwork with waffle pods and concrete. It cost approx $8K all up. A lot of the cost was for building stairs at the front of the house, 4 steps were required. The garage stayed at ground level, but as the rest of the house was raised 200mm, we now have a huge garage height, which meant we needed steps to access the house. Luckily we extended our garage 500mm in width, so there was still room to park our car with the steps, not that we'll do that for a while, we have so much stuff, lol! Are you waiting for a tender from Allworth? Wait and see how much it cost from them. Worst case senario, if it is really expensive, then shop around other builders and maybe get another tender from someone else to compare. You might even consider a custom builder. Good luck!
