Have had our block in LC for 1 year now and we've finally bitten the bullet and signed up with a builder yesterday. Quite nerve racking, but exciting never the less. They make the process seem so easy, that the gravity of the situation doesn't seem to hit you until a day later (hence I'm still up on a school night). I first came on this website when we bought the block, to see if anybody was building in LC, really just to have a nosey. Link to the plan below (let's see if that works.) Anyway, body is telling me to sleep, but the mind is 12months ahead, already planning how to install the floors, landscaping, endless list of things to do and think about. I think I might need a night (morning) cap. Re: Building in Lower Chittering 4Dec 10, 2012 6:16 pm Hi! I'm the one ka is referring to. We bought in LC over two years ago, signed up with Ventura last June and will be getting our keys this week. It's a very beautiful area out here and I know I can't wait to move in just as I'm sure you can't. I love your plan- we have a raked ceiling too and love it. Take a squizz if you like. I won't be adding any more pics now until we are properly in and were fully decorated. That will be mid jan. I find it a bit hard to get on here as I had a bub in July but I will try and post when I have time. Dacmam82, it's double brick construction. We did consider timber construction but as you say, there isn't a big choice here in WA for builders who specialise in timber construction. There could be, but not that I could find easy online. JujuB, good news on your hand over and bub. I like the raking ceilings too - already my favourite room of the house. There is a redink house being built just around the corner. Our awesome earthworks guy (hall all) says they a quick with their builds out our way. I can vouch for that. The one around the corner had the rooftimbers finished the same day as us, ours sat for 3 weeks waiting for colourbond, whereas theirs had the colourbond fitted the next day. That made their build 3 weeks ahead of ours because the rains came and ours wasnt measured right so had a sheet missing for about a week (in the rain) then it had to dry out. I think they have been in for a while now while we still don't have handover. So good choice. Door height opening to master WIR. Delete bulkhead above the corridor linking family/dining to mud room. So corridor will be 31c, which also make the 28c bulkheads either side stand out. I can't believe how many of those blocks have been sold. It seems like yesterday it was one big paddock! If you want a referral to earthworks our guy was fantastic. He does a bit of work for red ink. Feel free to pm me re earth works contact. What sort of septic did you get? Builder quoted us 15k for bio max system. People have told me to steer clear of ATUs. What do you reckon? By the way who organises the connection from the down pipes back to the water tank. Did the builder do that for you or did you organise that afterwards? Dh has grown up using this system and never had a problem with it so that cool by me. . The two leach drains and two tanks. Sorry but That's all I know about it. I've never had a septic system before in my life:) The earthworks guy did it for a little over $10k. That included hard digging. With regards to the pipes, my hubby did that himself but we have a mate who lent us a bobcat and dh knows how to use it. Our friend in maryville downs got a plumber to hook it ip for about 2.5k. We stuffed up by originally attaching down pipes to the pops. This didn't work as the rainwater tank is not completely lower than the house so the water ended up coming out of the pipes. He's attached the PVC pipes and it works a treat. I think he looked up how to fo it all on YouTube? Lol You have to organise this after the gutters are in and before the brick paving. Have you got a tank organised? Coz I can recommend ours. Hally did the pad prep and we went direct through rhino. It saved us a shi* load of money and they were great to deal with. Awesome actually. Oh and the water tank pump- total Eden midland. We got a free cover with ours coz of going through hally and rhino. Sorry I could go on and on..... Will be doing tank, earth works and septics ourselves. I have a quote from pioneer, rhino and also one for a concrete tank (poured onsite). Might go concrete, supposed to be cooler, taste better, and you can bury them. But I'll have it half buried so I can have a roof on it that also collects water. Will keep an eye out for the green tank. I think your around the bend from us. I don't have much else to show at this stage, hoping to have everything in gear early next year. We had the rain saver caps put on our tank so we can collect off the roof too. It seems like such a waste having all that space n top and not being able to collect off it. Re: Building in Chittering Retreat... 20Dec 18, 2012 12:43 pm Hi JJb, are you running any filtration off your tank for the house or straight feed? Also did you guys place any first flush sytems in place or before tank to drain out the down pipes after it rains? I've read that allowing fluid to stay stagnant in the down pipes is not a good idea. I've been reading up on the installation and how best to set it up, but don't want to go overkill either. I was thinking leaf gaurds for the down pipes, a drain (either manual valve or a first flush system) at the bottom of the stand pipe going into the to tank so I can drain the down pipes if its more than a few days between it raining and finish it off with a sediment filter going into the house. I would be interested in finding out what you guys have done with your set up. I think I know the answer but just checking to see if anyone has had experience with it.
