It was more of a rotation to allow for the country style house and they didn't even bother asking the neighbors as it was such a small change. After dealing with the shire of wanneroo, the shire of chittering are a dream to deal with. I know our building approval went through really fast too. Hopefully your will be the same! With our tank set up, DH put in a manual dump valve to get rid of the pipe water and as soon as we have time, putting gutter guards on. The guy at muchea is pretty handy hey! Last night I saw a heard of goats running around our estate. When the sun comes up its really beautiful out there! Totally buggered by the end of it lol! Dh didn't realise they were goats. They make a nice roast. He's just bought a new bow so if you see a camo covered guy running around our property- that would be him :p The only animals we can keep are the dogs and the kids (we have 5 of them). Not a lot has happened, still waiting for approval on building envelope. Got some soil samples out for a PRI test, to tell us what septic we need to have, ie Tank and drains or ATU. We've done some sample holes around the place with a 3t excavator and all looks good not too many unwanted surprises. However, a 30T excavator wouldn't go astray when we're ready. I think we're finally happy with the plan, although if you keep looking at it you will always find something else to change. So it is best just get to a stage where you are happy and then forget about it The builder is at the gates just waiting to get going. Again waiting on the building envelope to be approved and they can then get going with the soil test/survey. Then its all hands on deck. I've then got to sort out earthworks (house, tank, shed, trench, septic, driveway), tank itself, power run, phone line run, septic tanks and drains. Patio will be put in afterwards, advised that anything under the main roof towards the rear would ruin the roofline of the gable end of the living/dining. So I'll be looking at a detached patio after the house is built, infront of the carport and to the left of the gable end. Wouldn't it be the same adding on after or are you looking at the patio with a flat roof (which would make sense- no point having gorgeous windows looking into roof space)? It's just I look at ours and I'm so glad we joined it on with the build rather than after. I know we didn't go with the windows and pitched alfresco but our original plan had it and it was all streamline. We were building with the Rural Building Co originally and the rear living was very similar and that house had an alfresco which had the same roof line. A bit silly to pay for all that glass to look at plasterboard - just my opinion . The only other choice for a built in option is to square off the area in front of the kitchen and extend it to the extent of the carport so that also doubles as useable space. However, that would be a pretty small alfresco (unless we always use the carport as part of the alfresco). If we built a decent sized alfresco it would mean that new roof of the alfresco will stick out pass the current position of the gable end. This means the gable roofline will be lopsided as the western side will be intersected higher by the extended roofline and the eastern side will stay as is. Hope that makes sense. If not I may have to try and illustrate it, which in itself may confuse matters further . I'm liking the idea of having it a few meters away from the house now. A nice timber gable patio with the only physical link to the house being a path. This also means your not constrained by the house in terms of shape height, etc. The patio will be to the left of the gable end a few meters and a few meters infront of the carport, when looking at the floor plan. Fingers crossed we get building envelope approval soon. So you guys settled in to your brand new homes yet? Re: Building in Chittering Retreat... 32Feb 24, 2013 7:41 pm Council has refused the request to modify the building envelope. The main reason being is they did not want us to cut down trees. Marri and Wandoo being a source of food and habitat for black cockatoos. So we're have to build infront of the trees, but we can always plant more down the track for screening. Just a shame we've delayed things for a 1.5 months waiting for council approval and never panned out - hindsight's a b*tch. At least RedInk can now organise the soil classification and the engineer's site report. Once I have a copy of the site plans then we can start the earthworks - 3.5 weeks according to sales consultant. All this time waiting has annoyed the sales consultant a bit, as it gave us too much time to change things and ask too many questions. I think we're up to our 4th sales variation. Perhaps they don't like their neighbors lol hubby say theyll come back when it gets a bit cooler. They are truly beautiful birds but leave one hell of a mess apparently. I didn't realize you were building with redink. I thought you were going with Ventura. I must admit when you said the builders (thinking you were building with ventura) were waiting at the gate I thought you must be dreaming, especially as a guy from my hubby's work is building with them and experiencing the same delays were did. Hally (our awesome earthworks guy who drops by to say g'day to see how we are going) says redink are great to build with around here. Double fluted apron ceramic sink purchased. We had pre start today! We also had our day with the interior designer last week which made it so much easier (organised by redink). We did all selections with her and today was everything else we haven't yet specified. We're all good to go now! Majority of the costs were incurred during the design stage, so prestart was mostly cabinetry, electrical fixtures, tiling and a patio. We ended up extending the raked ceiling at the back of the house by another 5m to have an alfresco area adjoining the family/dining. Earthworks is starting this Wednesday. Still need to order ATU, I've decided to go with the bio systems 2000 as oppose to a leach drain, as it means I can reuse the treated water for irrigation. Still so much to organise! Will put up progress pics as soon as things start happening. Construction could still be 1-2months away... Hi Jaynix, Just some ball park costs - obviously quite a variable cost Water tank 200k litre 13-15k (depends on make and options) + rainwater harvesting hook up 1.5-2k Water pump (grundfos) $1200 (variable speed pump cost about $1800) Earthworks - $1000 - $1600/day machine + operator + transport cost (a lot of local guys) This covers driveway, clearing, trenching, house pad, tank pad, shed pad. Can take 5-10days depending on amount of dirt being moved. Fill - sand $16-20/cubic meter, depending on soil classification you may not need any (or just a vey small amount) Road base - $21-40+/cubic meter, can vary from recycled concrete/bricks, gravel, limestone, choice is endless Septic + leach drain (if PRI phosphorous retention index is higher than 20): $8k - $10k installed, or $4.5k in parts and your own labour. Alternatively an ATU system $11-15k installed - many different types Power and phone run in (not including trench) $3-5k depends on how long the trench is. House and shed - whatever you want to spend. Remember there are other "provisional sums" not part of house price, site works (not earthworks) can be quite significant depending on size and the required footing/slab detail. However, the builder is obligated to provide invoices/receipts for provisional items. They credit whatever isn't spent. Apologies if I'm teaching you to suck eggs, you may already be very experienced with building houses. The shire is very helpful and fast to respond!!! Obviously the type and size of the house will drive a lot of the costs. Hope that helps you out. We're still waiting for the electronic copies of all the drawings, so I can post some updated plans. I do have the 'prelim' drawings, but I don't have an A2 scanner. I can take a photo but I would rather a nice neat pdf - no I don't have OCD . External colours: Bricks: Red smooth (1c) Mortar: cream - our consultant did mention white mortar, but I wasn't too sold on it. Window frames: White lustre Roof (colourbond): Surfmist Gutters (colourbond): Woodland grey Fascia (colourbond): Surfmist Exposed beam and veranda poles (colorbond): Surfmist Front door: surfmist A photo I found that is sort of the colour scheme we're going for outside (except no render at all at the front). I didn't take any photos of the tile selections - to sum it up whites, greys, browns I'd rather put photos up - can't wait for it all to start now. Flooring everywhere else will either be blackbutt or jarrah (haven't quite yet nailed that down). I do remember the kitchen to be new basmati, snowdrift cabinets/drawers, graphite/grey splash back (700mm high all around the kitchen). The exposed wall above the splash and either side of the rangehood will be face brick (smooth red), carries on around the returns (the outside of the returns will be floor to ceiling face brick). It was going to cost quite a bit to do the whole kitchen, so I had to get picky . I just find it give a nice contrast to clean cut lines and smooth plaster. A few other walls within the entry/living/dining will be face brick as well (waiting on pricing as I forgot to mention these other walls at prestart ). The kickboards on all the vanities will be recessed as far back to give a 'hanging' look. We actually thought we were getting wall hung units, but this is close enough, they didn't charge us extra for this. I've splashed out a bit on a sink. I always said from the start I would get one so I bit the bullet. Still looking for an 'industrial' looking tap to fit; function over form I say . Will be undermounted on 3 sides a bit like the photo below. I also went with the ceramic laundry sink, our sales consultant mentioned it and when I saw it at their office and I went with it. I'm so obsessed with sinks at the moment but I don't even like washing up. My schedule: *Water tank to be installed May 20th - I've put in the building permit for it. *Meeting up with the guy doing our earth works at the block tomorrow - we can start throwing levels. *Breaking ground on Wednesday - I'll be sure to put pics up. *Power run in *Need to organise Biosystems 2000 on Monday - I just have to pay with it and introduce them to RedInk . They handle it all. *Finish lighting plan - order lights, will be going with wattsaver DL7 or 9 as recommended by many members from this forum. After we went ahead with the patio, I asked the prestart consultant about getting a free paved walkway from the patio to the carport and they threw it in for us. I know it's a small expense in comparison to the overall price, but I still walked away feeling like I just won something . Another thing was the 6m paved driveway, finished short of the front veranda paving, so I also asked if that could all be squared up, and they did that as well. So stay tuned, I'll be sure to put up some progress pics - saves me typing. Without photo's, I'll be typing all night about things that are important to me but not necessarily to anyone else . I'm just wondering which one is yours? When it comes to costings -geez- how long is a piece of string? We paid $11780 for our septics (leach drains) Fully hooked up and certified for use by shire. $1400 of that was for hard digging. All of our other earthworks came to $34000. That included base cut inspections and compaction cert. It cost us $2000 for clearing and preparation for the water tank. We built on a bit of a slope so had to bring in a truck load of sand (actually several truck loads) plus the need for a 900mm sand pad meant of the $34k, 25 was for sand . Our earthworks guy was devo telling us but we knew it was coming due to the change in ffl (if we didn't reduce it we would have had a bloody great ramp to get to the garage). Thankfully a his talking with the builder meant no variation fee to us and he sorted it out with the shire in one phone call. (DH and I both think he's a top bloke) We purchased the 196,000lt tank direct from rhino and that came to about $17,500 installed including rainwater caps on the roof. Had to put water in it and that was about $550 ($140 odd per 14,000lt). We got a pump for $950. I hooked that up (interesting to do when about 8 months pregnant My hubby did all the stormwater hook up so that only cost us for the materials ($500). Ive just gotta paint them irgh! Our power and phone run in we had done through the builder. It is 65mt and had a ps amount of $8000 for both and got about half of that back. I think our neighbor, who is a builder, paid about $11k but his house is placed further back on his block. So much money. I'd rather not think too much about it. Yes, JJB it is crazy how much money goes into power runs, earthworks, septics, water tanks. Update: *Earthworks - 1 day left for trimming and tidying up the banks, will be finished this Monday. *Conduits have been run with drawstrings - will be running 50mm^2 three phase cable (anticipating the power requirements for the shed/workshop). Just awaiting final compaction, then I can trench up the bank and finish up the conduit up near the slab. *Received all 'final docs' from builder just have a few things to tweek. *Watertank - had some issues with building permit paperwork - should be going up within a week. *Planning application has been approved - not sure when the building permit follows.
