Browse Forums Building A New House 1 Dec 07, 2012 9:49 am Hi all, I have been taking things slowly with a building company, getting variation quotes to the original house. After receiving numerous variations we asked for them to prepare contracts with more detailed pricing. After receiving the detailed plans and pricing of variations I have noticed a few items I want to get changed. (remove painting, remove exposed agg concreting and credit paving, earthworks, change the size of a doorway). We asked our sales rep to make these changes before we sign the final contract. We then receive a phone call saying that these changes can be completed at pre-start. My concern is that I am sign a contract that is for items that I dont want and therefore have added $20K to the contract price which I will have to go to the bank for. Has anyone had similar experience? and any thoughts on what I should do? Thanks Haydn Re: Building Contract 2Dec 07, 2012 10:06 am Don't sign anything until you inclusions list is 100% correct the way you want it. Remember, once you sign your negotiating power evaporates and the builder is in control. Yes it will slow down the build process and annoy the salesperson to no end. However there will be no surprises and you can have piece of mind that all major items are covered by the bank. Not uncommon for the price of things to increase another 10%-15% after the contract is signed You talk about deletions, are they variations or PS and PC adjustments? pleas list them 1 16555 I've decided, after a period of confusion (my building broker told me it's probably not worth it to use a lawyer, but others have said it is a must) that I definitely will… 7 27951 |
