Ive been Looking for a vacant land to build a new house on. I have recently come across a few lands where its cheap, zoned 2a (small population/residential dwelling). The land cost around $100k - $150k. The only catch is, the land is not serviced (no sewage, power, water, road and etc). The question I would like to ask is, what are the process required to build a house and get it all serviced should I purchase this land? Also, how much am I looking at to do so? One of the real estate agents advised me that it will cost about $100k on top of the purchase price. I did some calling for a particular vacant land near Riverstone NSW (NW). There are houses nearby. I rang Sydney Water Australia and they advised me there are existing sewage pipes nearby. I will need to pay for the pipe to be dragged across the road to the vacant land and then get my own plumber to connect to the house. However, they said they cannot provide me with a figure (quote) unless I purchase the land first and then get Sydney water rep to attend and assess. I just don't want to be hit up with an expensive fee AFTER i have purchased the land...I'd much prefer to get a figure prior to the purchase. Is the above statement true though? Thanks Re: Servicing a vacant land to build new house 2Dec 06, 2012 10:52 am It can definitely be expensive... We bought our block with no services attached & in hindsight, it was a bad move. Even though id done all the investigations before purchasing, the water company have us incorrect information and the mains that supposed to be over the road are now 98mts away, blowing the cost from $750 to $21k. Power cost us $2,300 to move 1.5mtrs. Sewage is the most expensive though, but lucky for us its at the corner of our block already. I don't know... Are you willing to pay another $100k for connections? Is the block worth $200k to you? Water is taking longer than expected as we've had a few issues with their information. Power was easy to te connected: all done in a matter of weeks. We had a powerpole very close though so it wasn't much to connect. I don't think it takes that long at all (providing information you receive is correct). Not sure if $50k would be enough as it can blow out quite easily... Sewage is the most $$$ too; how far away is your sewage? 13 6631 Thank you so much everyone. This all makes a lot of sense.
