Browse Forums Building A New House 1 Dec 04, 2012 3:28 pm Hi all, We are hoping to build a two storey house here in SA, and instead of asking how much people paid overall, I'm curious as to how much people paid per m2? I have gotten a handful of quotes from both big and small builders and they are all over $1200 per m2 - is this normal? This is for a house with 2700 ceilings lower, 2500 upper, stone benchtops, SS appliances, floorboards lower, carpet upper, no A/C, standard finish to walls etc Thanks in advance! Ultimately we were told $2000 per m2 should get you high spec. We also have 2700 ground floor ceilings and only 2400 1st floor ceilings. We are in SA also. There is a lot of stone in the house, 5 bedrooms, 3.5 bathrooms, airconditioning, no floor coverings, I have not added extra height to the ceilings. I'd consider it medium spec fittings- granite benches, timber floors, full wall tiles, paved driveway. When you look at prices you should really consider at what inclusions you get and how much more you actually end up paying. $1200 a sqm can quickly grow if there are many things not included. Driveway we already have a gravel driveway, so really no need for concrete, plus it is 30m long so it would be a huge expense.
