Browse Forums Building A New House Re: Building our dream home Aspiration 29 with Wisdom Homes 102Mar 22, 2013 12:25 pm We are doing the manhattan. We had the same issues to everyone else very slow Admin. We signed up around Oct11, 1st plans Feb, contract August 12, cc Nov and didn't start until March. Frustrated is an understatement at many times we thought about walking away. Hopefully the build is above our expectations. So far it's been good. I might start a blog myself but I will certainly follow yours. Re: Building our dream home Aspiration 29 with Wisdom Homes 103Mar 22, 2013 12:26 pm Sorry in regards to the inspections still not 100% sure we will get it but if we do I would think after bricking & roof but before gyprock so they can still check the frame and maybe pci?? Re: Building our dream home Aspiration 29 with Wisdom Homes 104Mar 22, 2013 8:47 pm Hills111 Sorry in regards to the inspections still not 100% sure we will get it but if we do I would think after bricking & roof but before gyprock so they can still check the frame and maybe pci?? I'm planning to do the inspection just before gyprock goes on so we can check if cabling for HT and other electrical variations we requested are done properly. Might let our SS know on our next update. Sorry to hear about the slow admin process it seems we had similar time at admin which yes was very frustrating but glad it is all past us now Manhattan is a great design, do start a blog, always interesting to read and learn from other people and also seeing great pics from dirt to a home.. Re: Building our dream home Aspiration 29 with Wisdom Homes 105Mar 25, 2013 10:18 am Hi guys new member here.. only found the forum recently.. its gold mine of info! my wife and i want to build the Esperence with Wisdom.. land rego is taking a long time at the moment.. so if a contract is signed it will most likely be early next year.. how long can i expect the admin and construction phases to be? Re: Building our dream home Aspiration 29 with Wisdom Homes 106Mar 25, 2013 12:34 pm Congratulations on your land purchase and building your new home. To give you and idea of timing, Our timeline with Wisdom was as follows: 31 Oct 11- Tender deposit paid Mid Dec 12 - Tender presentation End Jan 12 - house plans End Feb 12 - contracts signed & DA lodged 15 May 12 - DA approved 1 Aug 12 - construction certificate issued 21 Aug 12 - Site cut 20 March 13 - handover The admin side of things are rather slow so you need to exercise patience there. But once our build started it progressed steadily. Hope this helps. Good luck We built the Wisdom Majestic 40 - moved in! Thanks for sharing.. is it possible to start the tender process before registration? Waiting for land rego just seems like dead time.. What can we do whilst we're waiting, to help speed up the later stages? Re: Building our dream home Aspiration 29 with Wisdom Homes 108Mar 25, 2013 7:00 pm Welcome ssjmark , Esperence is a great design, love the layout. My timeline is on the first page of this thread as Onewheel said admin is rather slow. You can possibly start the tender process, working out the changes you want made and any upgrades. The only thing you wont get on the tender is the site costs which Wisdom can't really fixed price until they have access to your land. Whereabouts are you building? Re: Building our dream home Aspiration 29 with Wisdom Homes 109Mar 25, 2013 7:04 pm SS called on Friday to give us an update. Frames should be delivered tomorrow and work started, can't wait to see it come up. Being a short week with Easter break not sure how much can get done. On the other side we haven't received the invoice for slab. Will contact head office tomorrow Re: Building our dream home Aspiration 29 with Wisdom Homes 110Mar 25, 2013 7:12 pm Awesome news mate in regards to the frame! Hopefully a lot of it can be done by Thursday afternoon before Good Friday. Did he mention his long it usually takes for the frame to go up? Re: Building our dream home Aspiration 29 with Wisdom Homes 111Mar 25, 2013 7:29 pm No he didn't but I hope they can get a lot done. The next few days weather is sunny too so hopefully this will help Re: Building our dream home Aspiration 29 with Wisdom Homes 112Mar 25, 2013 8:22 pm ssjmark Every bit of info is helpful! Thanks for sharing.. is it possible to start the tender process before registration? Waiting for land rego just seems like dead time.. What can we do whilst we're waiting, to help speed up the later stages? Yes, we started our tender before our land was registered. We got the tender, plans and signed contracts before our land registered at end of Feb 2012, so we were ready to lodge our DA 1 week after registration. We built the Wisdom Majestic 40 - moved in! The next few days weather is sunny too so hopefully this will help The frame goes up really quick, for us 2 days for ground and 1st floor, I think it was another day to finish off the roof trusses. It pretty much went up as soon as the frames were delivered. So I would say you will have some of it up by easter. We built the Wisdom Majestic 40 - moved in! Np ssjmark, feel free to post any questions, i'm sure someone on here can help A bit dissapointed today as frames weren't delivered as said. Will ring our SS tomorrow. Its a shame these couple of clear days was wasted Re: Building our dream home Aspiration 29 with Wisdom Homes 117Mar 27, 2013 6:14 am mtjiputra A bit dissapointed today as frames weren't delivered as said. Will ring our SS tomorrow. Its a shame these couple of clear days was wasted That's a shame, hopefully they arrive today. Unfortunately being the Easter weekend coming up, they may not work on Thursday, hopefully I am wrong and frames go up this week. Hang in there, it will happen, it's just never quick enough for us home owners. We built the Wisdom Majestic 40 - moved in! Otherwise things could be taken or the weather will be on them. I am sure they will be delivered and put up very soon. I know ours came in two days and then bottom put up and top was another two days later. I wouldn't hassle your SS over something small like a day delay, no doubt other things are being done like connecting the water or electricity. They generally have about 16+ houses on the go at one time so I doubt they really know what's going on at each site on each day a lot of the time. In my opinion they are more like a liaison between the customer and the suppliers it not like they are watching it being built and what each trade are doing. Re: Building our dream home Aspiration 29 with Wisdom Homes 119Mar 27, 2013 2:43 pm mtjiputra, I got the impression from reading this H1 forum some time ago that concrete slab would need to [wet] cure for 3 - 4 weeks to achieve close to max strength. During the curing, walking on it & installing timber frames are okay I think, but NOT running machinery or placing brick pallets on it, or bricking the external walls, or putting roof tiles... Have a search & read if you're interested So don't stress if you don't have frames yet. You have 1.5wks or more to have it done before heavy load is recommended to be placed on the slab. Its a shame these couple of clear days was wasted To be honest you need to be a little prepared for things to not go to plan, we had issues with our bricks which cost us about 2-3 weeks also tilers came in and did half the job on ground level and left for the week, we had rain the following week so lost another 2 week there. Sometimes the SS can't do much about it as some contractors are hired by suppliers and not by Wisdom. Good thing to do is be nice and understanding to your SS as they will put more effort in for you. At present we are finding that we have about 2 things going at once by our SS to get the house finished. Just be prepared to be let down sometimes during the build and rest assured that things will happen in due course Onewheel, When are we going to see some more finished photos of your house on the blog Can someone please offer some advice?
