Browse Forums Building A New House 1 Nov 28, 2012 7:03 pm Hi all. After a few google jumps into the forums here I decided to bite the bullet and sign-up. Intoductions. My wife and I are long-time home owners, but about to build for the first time. My user name comes from the site I run (WP = Windows Phone) - which I won't link here in case of advertising issues. The house is on Phillip Island (holiday home) and the builder we are about to sign contracts with is JG King. I worked for almost 20yrs at BlueScope Steel - so I am well familiar with TrueCore and Colorbond - and JG King were a natural fit. Where are we at: We have finalised an altered Elba 4B plan with JG King, signed off on estimates, organised fincance, paid for site/bal tests (just completed) and are awaiting contracts, plan drawings and colour selections. Couple of questions. We also have a couple of questions (to start with! lol). 1) Our estimate/quote included approximate site costs values based on an "M". Soil test reults has confirmed an "S" class (and level) block. Based on this; A: What site cost savings shd we expect (estimate of $5K on clear, flat block - no trees, ~20sq B/veneer s-storey house)? B: Wouldn't a better site soil rating also mean cheaper costs for say Slab pour? ie more savings there? 2) We want an offset of 5m at front (not avg of both houses next to us -9m) due to an easement of ~2m of rear fence, narrow block (no side outdoor areas) and wanting a maximum rear yard area for outdoor living. A. Anyone have experience with Bass Coast council (or in general) on this? They wont give us the forms for us to speak to neighbours to sign based on bad history of pressuring. Basically all you will be saving is some excavation and a few cubic m of concrete in the floor slab As the most waffle pod floor slabs also form all the foundations when the site is level, with good soil, there shouldn't be extra floor pour saving. If you have any doubt (i.e. Prim cost, Provisional Sum), please check the contract with building expert before signing it. I am not sure whether Perth has its own way of doing things in regards to this.
