Browse Forums Building A New House 1 Nov 28, 2012 6:11 pm I have been sweating a little bit this past week as I wait for my sketch and costings to come back and I was almost giddy with excitement when they came in and I realised we were under budget! I know when the actual contract comes in this price will change, but its nice to know there is wriggle room! I was trying to think about what I would cut if it was over and there wasnt a single thing I wanted to let go of How did you feel when yours came in? Excited? Relived? Shocked? Panicked? Re: What you felt when costings came back 2Nov 28, 2012 8:02 pm Initially when we were working out costings with another builder, I was shocked and panicked. The base price was good, but to get the house to a level like the display home which is what we viewed I was astounded at all the extras. I panicked at all the extra costs which were not discussed and we hadn't got to picking out colours, electrical which is where we knew it was gonna cost more. When I found our current builder, it felt right. They were clear from walking through the display home what was optioned, we had the prices with us of the various upgrades and options. Our salesman pointed out standard fixtures and upgrades. We prepared our tender with an understanding that our site required a upgrade on the slab. It came in cheaper, so we were pleasantly surprised. Also because a lot of the items we were upgrading on with original builder, came as standard with the current builder. I've been waiting nearly a month, however that is for a bespoke plan and admittedly it's a 'free' estimate. So far I've got rough pricing from some project builders and a detailed estimate from another project builder. It's very hard waiting with all these ideas swirling around about what I want to do, but not knowing whether it will fit my budget. We did expect to add and extra$$$ to the base price anyways, but didn't account for silly extras like bal 12.5, temp fence around the build, sur charge for being futher out... Re: What you felt when costings came back 9Nov 30, 2012 1:15 pm We expected no more than about $800k for a pretty extravagantly-green design with all sorts of fancy heat-management via ponds & louvres & automated systems ... when that was estimated at $1.2m for something that frankly a project-builder would do for ~$500k, we scrapped the whole plan & chucked any idea of anything "green" out the window & are settling for what a project-home builder will build (which is not particularly "green"). Re: What you felt when costings came back 10Nov 30, 2012 1:21 pm Well we've had our project costed by three builders, and are going with the middle builder. The first one came in $75k over our budget, the second under budget (but was a volume builder we really used just as a comparison point). The third has a good amount of extras included and has come in only slightly over our budget so we can stretch it. Their quote includes things like double glazing and more flexibility with the design. They have also been very responsive and helpful so I think they'll get our business ... runs off to re-do the mortgage calculations and make sure I can actually afford the build...
