Re: Our First Home (The Dream) 43Apr 30, 2013 6:13 pm 24.1 The Owner is aware any non standard changes (i.e. Structural changes, increased ceiling height, addition of eaves, window changes etc) made to the house may affect 6 Star Energy requirements. Any additional costs incurred for works required to achieve 6 Star Energy Rating will be advised and charged to the Owner at Contract stage. I think this is still ok. some estates around us had special requirements including colorbond roofs only render only. most builders usually know what conditions there are especially if they have already built in the estate before/ this is what we have found in our area. also on your land documents it also tells you what requirements and conditions there are. our solicitor read them out to us, and noted them. 25.5 The initial site assessment has indicated currently all survey pegs are present where required. A further site assessment will occur prior to commencement of construction. Should it reveal a re-establishment survey is required, the Owner will be advised and charged by Post Contract Variation where applicable. What if the neighbours construction guys take it out are we still liable does it even happen ? i do not know if this helps but during construction one of your survey pegs went missing (i think it is buried). i had to pay for a surveyor to come out to the land and redo pegs. i did this myself as the builder would have charged much more with me i just paid cash to the surveyor. we were told we were liable for any cost associated with survey 25.6 The Owner is aware a Community Infrastructure Levy may be required to be paid to Council prior to Contract signing. The Owner is to provide a copy of the receipt to the Builder at Contract stage as it is required as part of the Building Permit application. I should call the council and confirm this is applicable. with this one i just called council and asked questions 28.1 The Owner is aware information regarding depth of sewer tie is unavailable at the time of Tender. An additional Drainer allowance may be required due to the depth of the sewer tie. Any additional works required will be advised and charged to the Owner when known. Is this available only after the land is titled? until our land was titled and we owned it we could not get any info about this 31.2 The Owner is aware Sewer and/or Stormwater pipe information is not available at the time of Drafting. Additional foundation support may be required to overcome angle of repose requirements due to the location of service pipes in nearby easements. If any additional works are incurred, the Owner will be advised and charged when known. So to be safe should be sign the contract / tender when the land is titled ? i would check with us we did not sign contracts until the land was titled and we owned it. 31.3 This item is subject to receiving final Engineer’s slab design. Should additional/less works be required, the Owner will be advised and charged/credited prior to signing the Building Contract. So again to be safe should we sign the contract / tender when the land is titled so we know what are the costs ? again i would wait until then to double check everything as site costs could be expensive. one builder told us they could not do any site costs etc until land was titled and we were confirmed as owners of the land sorry i am no expert and only going by what happened with us. hoping others can help you _________________ Re: Our First Home (The Dream) 44May 02, 2013 3:46 pm Thanks a lot 1rocky ... that made some sense now. I have made another appointment the other week and we were given a few estimates on the cost of the piping n all. I have not yet signed the tender as yet. Just waiting on the land to be titled. Once that is done i will be in a better position. Currently build cost for the house is in excess of 169k I was hoping for at least around 159-164k This price includes estimates for all the site costs which are about 12k sigh..... Hoping it wont go past 174k during build otherwise we would be in sh1t and wayyy off budget. Also would anyone know if i need a conveyancer / solicitor to go through the HIA Building contract before i sign it. I have a drafr copy of it with me at the moment. We are up to frame stage now and i think this week the roof is on now. I have a question for ppl who are in aspect and in regards to FTTH. I have read on the whirlpool forums that if VicUrban does all the FTTH wiring you are only able to use one port in the whole house at one time. WiFi is available but it would be in the garege so getting signal to the end of the house will be a challenge and a waste of all the Ethernet ports. Is this true and what are the alternatives or hacks around it if comeone has come across it.
