If you already know the colours you want, make sure you've seen them in real life on an actual house, coz sometimes what looks grey is actually blueish on a big scale.. some creams are actually pink.. My mocha roof is basically grey rather than brown until night falls. I wish I'd known that before. I think we got ok through it But as usual I wanted to see the front of the house on a computer so I can see how it looked. But at the moment they do not have any or as far as we know we have not been told of any facilities of a computer image. So we changed to the most whitest tiles we could find where we didn't have to pay extra. Also it had a bit of shine so that worked. One thing I have heard is that white windows are really hard to keep clean/looking fresh. Our colour consultant was great, tenderer great, never get returned calls from the specific sales person we're meant to use. Just interested in your experience. We are due to have a cut this month and then start a month or so after that. We're building the Whister 32 in West Gippsland cant wait for SOMETHING to happen on ground! Then i escalated to a sales rep and finally got a response. I am bit sceptical on how the build is going to be as their lack of communication is really making me worried. We have an initial tender. We are doing our own cut so we are subject to a second soil test but we have a pretty solid idea of where we are at. I'm happy overall and I'm sure it'll be fine when we build but I agree its difficult when your emails go unanswered continually. Hopefully things work out well let us know how you go friday. We have about a 1meter in fill but soil has been compacted to 98% so I am eager to see how much our site costs comes up too. We went to the other constructions site as well and most of the things are done just flooring is left. From a noob perspective build quality is good. Actually they don't respond to emails and so many thing get missed out where about are you building ? We just had a very bad experience with the colour lady. To put it in simpler terms she was racist and when I escalated it I was not even provided an apology. Rather they than told me to submit the changes and if another colour appointment is required it will be upon their discretion. How am i supposed to submit the changes when i have not finalized the exterior colour Its just getting to frustrating at the moment to be honest ! We were told that we will be able to get another colour appointment done. So I am happy with that. Questions in regards to Tender to all the ppl who have built. If we sign on Tender and give the 2k to them are we at a disadvantage since that have not mentioned any pricing for it? Also are the below T&C normal in the tender doc 23.1 The Owner is aware additional changes may be required to meet Developer’s/Estate Guidelines. Any additional changes required are subject to Builder’s approval and will be charged to the Owner when known. What if they submit the plan to developer and they reject it because they did not read the guidelines properly? I know that we have to pay for the changes but am I still liable for contract variation charges ? 24.1 The Owner is aware any non standard changes (i.e. Structural changes, increased ceiling height, addition of eaves, window changes etc) made to the house may affect 6 Star Energy requirements. Any additional costs incurred for works required to achieve 6 Star Energy Rating will be advised and charged to the Owner at Contract stage. I think this is still ok. 25.5 The initial site assessment has indicated currently all survey pegs are present where required. A further site assessment will occur prior to commencement of construction. Should it reveal a re-establishment survey is required, the Owner will be advised and charged by Post Contract Variation where applicable. What if the neighbours construction guys take it out are we still liable does it even happen ? 25.6 The Owner is aware a Community Infrastructure Levy may be required to be paid to Council prior to Contract signing. The Owner is to provide a copy of the receipt to the Builder at Contract stage as it is required as part of the Building Permit application. I should call the council and confirm this is applicable. 28.1 The Owner is aware information regarding depth of sewer tie is unavailable at the time of Tender. An additional Drainer allowance may be required due to the depth of the sewer tie. Any additional works required will be advised and charged to the Owner when known. Is this available only after the land is titled? 31.2 The Owner is aware Sewer and/or Stormwater pipe information is not available at the time of Drafting. Additional foundation support may be required to overcome angle of repose requirements due to the location of service pipes in nearby easements. If any additional works are incurred, the Owner will be advised and charged when known. So to be safe should be sign the contract / tender when the land is titled ? 31.3 This item is subject to receiving final Engineer’s slab design. Should additional/less works be required, the Owner will be advised and charged/credited prior to signing the Building Contract. So again to be safe should we sign the contract / tender when the land is titled so we know what are the costs ?
