The rough figures quoted by the builders are between 100-200K over the initial price quoted by the builders. We went to a few open houses yesterday and for only slightly more than the builders are quoting we can get an established house with top level fixtures and fittings. Out of interest, has anyone onsold their block and bought something established in the estate instead? Was it the right decision for you or do you wish you had've built even with the high cost? We decided to build because we were looking for houses with set spaces in mind, minimum 4 bed, double garage, ensuite and main bath, single storey, and 2 living spaces minimum. We looked at established homes for 4 months. We found that they had something, but not others. We found a great home but it sold on the open day we saw it. We put an offer in for another house, that would have needed the flooring replaced, but the owners wouldn't budge on the price... Lucky for us now. We were going to spend the same we are now. Due to the fact we would need to pay stamp duty on existing. We are getting a beautiful new home, with quality inclusions, layout exactly what we want for about the same price as existing. Maybe a little bit more. I plan to be in this house for at least 20 years so I think it's money well spent. Re: Has anyone decided not to build after purchasing land? 3Nov 25, 2012 4:37 pm I just did the reverse. I very nearly purchased a new (just completed) 3 bedroom home. It had quite a reasonable level of fixtures and fittings. A block of land in my preferred area became available so I changed tack. The main advantage is that I will be able to choose and specify a house that ticks all my boxes. Storage space is an important consideration for me. I also like the flexibility of choosing the interior finishes. I'm actually using the house I nearly bought as inspiration for colour selections and interior fitout. You will also find that a pre-built house will have some attributes you'll find annoying in the future - e.g. poor location or insufficient number of power and data points, lack of plumbing for fridge, no gas point, layout aspects you aren't happy with, etc, etc. I'm in the process of trying to select a builder. I don't expect to make a decision until the new year. Building is definitely going to be a time-consuming and more stressful process. I knew exactly what I would have been getting with the established home. I just need to be very careful with selection of builder to try and avoid risks of a bad build or a builder going under. It will cost me a little more, however I think the flexibility is worth the extra cost. In my situation I'll also be able to have a 4 bedroom home instead of a 3 bedroom home. We did the exact same thing and for the price we would have had to spend for an established in the area (including stamp duty) we should be able to finish off our house. We found it really tough to find something that suited. The land that we own it was bought by someone else 6 months prior as they decided not to build. For us we thought building was a cheaper option to buying the house we wanted and we have found out that it is not at all.
