Browse Forums Building A New House 1 Nov 23, 2012 10:39 am Yesterday I had an inspector on site to do both the slab and frame inspection - this was to coincide with the frame completion. I've also been notified by both the SS that the frame is complete, and have received the invoice for the frame stage. However the report from the inspector came back with 8 defects ranging from critical to 'meh'. What is the process for these being fixed? While I am wary that if I pay the frame invoice they might just elect to not bother rectifying the issues, they also love to but in nasty little clauses about late payment etc. How would people proceed from here? Re: Frame stage defects 3Nov 23, 2012 10:43 am Sorry, I didn't state as such, but yes, this was the first thing I did. But I'm not to know if they're going to try to delay fixing issues til outside the 7 days, whether they'll defer payment terms (hah, unlikely)... They've certainly been informed, and I've spoken to the SS, and am waiting for a response from admin. Obviously the SS can't comment on payment type issues. Re: Frame stage defects 4Nov 23, 2012 11:18 am Hey Akashra, We are in a similar situation at the moment, we had the slab and frame inspected last Friday and on Monday we received the frame stage invoice. From all the documentation we had we were made well aware that delayed payment would result in fees charged to us. As we wanted to avoid this I sent off the invoice to the bank to authorise the payment, as it turns out this stage needs to be valued by the bank and so the payment is going to be delayed anyway (something the bank assures me the builders understand and wont charge us late fees for...we'll see) but it has given me the chance to catch up with the SS and he has agreed to sort out the issues in our inspection. Our inspector told us that he will recheck to confirm that the defects have been corrected in the pre plaster inspection. For me as I knew we were having the pre plaster inspection and the defects would be looked at again I decided to authorise the payment for the frame to avoid any difficulties with the builder. Will differ for you I suppose as each builder is different but just thought I would share what we are doing. This is 100% true.
