Basically we are in a situation where we can choose between 2 different houses. One is from the mid range of a popular builder, the other is the top range. Hubby is pretty set on 1 particular floor plan, which is mid range. He doesn't care that he could paying just about the same for another house with marginally higher quality - but my mind set is, premium range, premium fittings?? I went to the selection centre, and wept when I saw the toilet from the mid range, it seems very trivial but I am disappointed that we can't even upgrade to a better toilet across the range! I'm hoping for any opinions on any of the following, if not all! BRICKS Austral vs Boral? or Hebel? I am leaning towards hebel. ALFRESCO is it advisable to leave it for later? With the top range we have the alfresco included, but with mid range we have to pay $10k for it which I would much rather leave out. ELECTRICALS What can we leave for our own electrician to do later? Fine cracks started to appear along the joins within a year. From some angles, the individual panels can be very visible. Alfresco .. if you want one, it should be done now. It incorporates the roof and slab. To do this after isn't feasible - your only option would be paving/concrete and pergola, etc. Electricals .. depends on your builder. One suggestion may be to simply have the builder get the house to lockup, and you engage your own contractors for the rest of the internal fitout. You'll have far more control over the selections available to you, as well as more control over the cost. As for layout, if the cost difference is not huge, amortise this over the life of the loan and see how much extra per year it will cost you for the layout you really want. In those terms, it may be worthwhile, especially if you can make savings on the internals as suggested above. Re: Building a new home: Decisions.. decisions..
