Cheers Hi Assh. Good to hear from you, and glad the light plan helped. A few updates on lights: - We originally had wall lights in the plan for our front facade. We changed that to down lights under eaves and are very happy with how it looks. - We originally had 4x downlights in the Alfresco. Our sparky recommended to add 2x more, which we did. But 4x would have been enough. - We originally had 2x rows of 3 lights in the Dining / Family. On advice from the sparky we added another row. It looks good now, 3x rows was right. - We originally had 4x downlights in the Entry. It looked like overkill so I dropped in back to 2x. That's fine, plenty bright enough. - We originally had 4x downlights in the Porch. Again, looked like overkill so I dropped it back to 2x. Fine again. - The 20watt T5 lights we bought for the bedrooms weren't bright enough. We've called a loss on that and bought the 40watt version of the same lights for most of the bedrooms and a 62watt version for the master bedroom. The low wall lights on the hallways look good, and look like just the right brightness (i.e. not much) to leave on overnight without needing to dim them down. I made the call to spend the money on the Brightgreen D900 and D400 down lights for inside. They look fantastic so I'm glad I did. But at the same time we're told by our sparky that most mid-range down lights look fine too. We've got ~ $30 Atom LEDs under eaves at the front of the house and they look good too. We're really happy with the fan in the Alfresco. We originally went looking at well spec'd, highly detailed fans until we were advised by our builders colour selection person to just buy any old fan as they all look ok. So we bought one of the cheapest available at Beacon Lighting (during one of their sales) on a bit of a whim that it looked "ok", and it was damp rated. End result - colour selection lady was right. The fan looks pretty good. I've just been over at the house today putting up 3x Mercator Sapore wall lights in the Dining/Family room. No photos yet sorry. After I fitted them I took the shades off and just left the wall braket in place as we're still expecting the plasterers and painters to be back soon. These lights were discontinued a few months ago but we rang high and low and found one in Melbourne and a few in Adelaide. I'm very glad we did - they're probably my favourite light in the house. A bit of a story on the kitchen tap - one of the benefits of a build going a little bit over time is we have time to catch any latest product developments. That kitchen tap originally just came in the rounded version but my wife noticed it had been expanded to a more square version, and she'd prefer that. So a few phone calls later and she'd arranged the different tap... for about $22 extra I think. Problem is somewhere along the line our order wasn't updated and the wrong tap was sent through. But all sorted now. The taps are a Phoenix model called Argo. A range of tiles changed, the Caesar stone colour was dropped, the sink they wanted in bathroom vanities was discontinued etc. I was wondering how much of that we'd experience but I'm happy to say we've seen almost nothing change. We lost the Stegbar windows but knew about that well before the build started. One thing we just found changed was the front door handle. We chose the Gainsborough Angular Trilock for our front door, which is actually a downgrade with the Eclipse package we got. Our SS told us the old looking leverset is long gone so I rang Gainsborough to check out the story. Sure enough, it was discontinued 6 months ago. They advised me that it'd be very hard to find any old stock now. But luckily with a few searches I managed to find a pawn shop in Perth selling the old set we wanted. Sealed, new in a retail box, never been opened, $95. Not bad for a product that retailed for $300+. I organised an overnight courier for $12 and the next day it arrived. A pretty good save. The new door handle hasn't gone on yet. I'll wait until after the build to do it - wear and tear is one thing but beyond that I'm not exactly comfortable with every Coral tradie in Sydney having a key to our front door. That wall is where the towel railings are going so unfortunately that screen will need to be changed. Otherwise they look good. I asked why they put the corner shelves so high and was told they're not shelves, but gussets - for bracing the glass. They looked too slippery to hold the soap anyway. If you were expecting these shower bits around that time and got bumped... I'm terribly sorry. I promise I didn't ask them to do it. The plumbers also moved our water meter slightly. They'd previously moved it a whole lot, but didn't follow my plans and got it too close to the fence. That fence isn't an accurate boundary marker, so the meter needed to be moved back a bit. We were expecting to get 1x controller per bathroom but apparently it doesn't work like that. The system supports a maximum of 3x controllers, one of those being for the kitchen. The kitchen controller is different because it allows higher temperatures to be set. And yes any builder… 2 14064 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
