Our SS will be onsite on Friday with both the A&L window people and the bricklayer. He tells me between them they'll find a solution. Unfortunately the front window that was going to put in... Nothing yet. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Progress for day 1 - they get down to the kitchen, and about half way along the Dining / Family room. They've told us this will be a 3 day job. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Our A/C guys are back first thing in the morning to move the external unit onto the concrete pad a bit better. The labels on the controllers are rearranged too. They're accurate now. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I got a good run down on how best to run the AC system. There's a few dumb angles where you have to select different settings in different seasons and times to stop the system from overrunning temperatures. But generally I'm pretty impressed with the setup. I think it'll be a pleasure to have it going. Apparently this is not the fault of the brickies (who always sounded like they knew what they are doing to me) but A&L Windows who had assured our SS that a bottom strip existed to cover any gaps... but when it came to installation time the strips were nowhere to be found, nor was the person at A&L who said they could do it. Our SS has offered to sort these out for us, including a few boards which have gone AWOL. The floor guys will be back on Monday to drop off a spare box of flooring, and to add a few angled strips to the wet area entrances. Next up, for internals, will be painting on Monday and the cleaners come in on Tuesday. On Wednesday we've got the driveway guys starting - they'll be levelling out and raising the level of our back yard first. Not a bad end to the week. Oh, and we spotted later that the tiler had been in and finished off the last bits in the laundry. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I found out later that's because this window will get the one and only aluminium strip that A&L had promised was available for all windows. I'm impressed with how much they got done. I also started work on a frame for some decking at the front Portico, but after cutting a few pieces and attaching them to the brickwork I realised I needed to rethink my plan. A bit of a shame, but this week was looking pretty busy anyway. The way it works is we have a few essential things, like beds, stored in my shed down the back. We can't get them out until we get the back yard leveled - at the moment it looks like a small artillery testing range. The concretors will be doing that work for us, so it waits for them. They were at it all day, until at least 6pm, and came back on Tuesday to finish off a few smaller bits. As the SS assured us - the paint work has come up 100% better. It's great to see it finished. Another all day job that was going until at least 6pm. The place looks fantastic. Unfortunately my photos at this hour aren't doing it justice, but here's a few. The fence is down now, and the front yard was scraped to level it out. Out of interest - they buff the windows to get them clean, they look fantastic. Our SS tells us a glazier will be onsite on Friday to do the front window and will now also replace a sheet of glass in that Family sliding door. It seems someone was using a grinder out there and the glass has got pock marks in it. The newest wall lights in operation. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I also fixed up some light bulbs. We've been given 11w fluoro bulbs in our 3-in-1 units, and they're just not up to scratch - too dark. So I purchased some good old fashioned bright 60w power wasters, but there's a difference in length between the bulbs. So I found some extenders (E27 to E27) to make the bulbs longer. Yes, handover is any day now. We're just waiting on a cheque from the bank... and I think they're waiting on a "valuation" which is more just a onsite check to ensure all works have been performed. We had a final property inspection done last Monday (no surprises in that) and did the final walk through on Tuesday. There's a few things to sort out but our SS had it on hold because we were having a driveway poured last week. Except... that didn't happen due to the termite/pest guys not doing their thing at the scheduled time. The things that need to be sorted: - Paint. Just the classic little collection of a few blemishes here and there, and a nick here and there. - Windows. The A&L guys STILL need to sort out their covering strips for a few windows. Are they useless? You bet. Use anyone but them? If you can. - Electrical. We've given up on the last guy who did the majority of the work in the house. He's a "gunner" - gonna be there Thurs, gonna be there Friday, drops in on Tuesday and sorts out one light switch and is gonna sort out the rest of the list some other day. The amount of time we lost on this guy tops the list of the lost time in this build. I think there's two things left for an electrician to do... put a face cover back on a light switch and change a power point. Yep - it's huge. We had our appliances moved out of storage on Friday and the plumbers plumbed them in on Friday afternoon and night. They were there until about 8pm I think. I helped out a bit just by cutting back a timber floor skirting where it was stopping the dishwasher and cooker from getting into their spots. The driveway will be poured on Monday. So there's stuff going on, but we're right on the finish line now. We could have moved in last week save for the cheque. Hope it's going well for you there. Windows - not encouraging news - we already asked but it is one of the items we are not allowed to change - told by the office. We are waiting for the updated tender - I think they charged some staff a bit too much. Will see what comes back but it is long process... I'm happy to say, no drop edged beam in our place. Some builders love them and we had two quote them for shorter house designs on our block. One explained that it's a good way to get the slab level a bit lower and even up the front and back step ups/downs. But for our block it should be unnecessary. From memory we've only got a 400mm fall (front to back) over our building pad. We did have an early requirement for a retaining wall at the front left. Perhaps I mentioned that earlier? I thought it was bogus because our front yard levels were artificially high due to some old garden beds. But I went through the motions, designed one and the certifier approved it. Our SS knocked it on the head on day 1. The levels on that corner have never been an issue during the build. The last week has just been a wait for the bank cheque and a good time to meet up with our SS onsite. We've also been moving some things around in preparation for the big move. Hand-over went without a hitch but it's really just swapping keys for the cheque. The meeting last week to discuss and sign off on final work was more important I felt. We've had a painter in today sorting out a few items and our SS will be back tomorrow with some towel rails that have been a long time coming. We had a driveway and front path poured on Monday. The form work came off that this morning and they'll be cutting in some expansion gaps tomorrow. Then they might be back on Sunday for sealing. This morning I dug a trench for a new phone line, and cable Internet. I haven't been looking forward to the dig but it only took a few hours and it's saved us $350 so I'm very happy about that. Now we wait on the cabling contractor to cable... then the Telstra tech to terminate the new lines. We've started moving things over today and will try to get everything in over the weekend. I'll post some photos when the place is tidy enough. My Build Thread: Coral Homes Noosa 279 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13745 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
