In less than two hours they had the main roof trusses stood up and bolted in place. Windows and sliding doors did not arrive today. A few roof trusses still need to go up, as does the entry of the facade, and various roof pieces - rafters, battens etc. They've started bolting down the frame to the slab and I imagine after that's done they can cut the frame pieces that are currently running along the bottom of the doorways. We're told the fascias and gutters will come in Tuesday and by the end of next week we'll have the roof on. Brick layers are scheduled to start too - but no date yet as they're finishing another job. The aim is to have the brick work done by the Christmas shutdown, and no rough-ins will be done for electrical, plumbing etc due to the risk of theft over the break. Everything lines up exactly as it should - which is pretty impressive when you consider the scale of it. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This is the measurement of the garage, which should be 6790 x 5800. I put the differences (3mm and 1mm) down to my measuring style and a margin of error. Nothing to be concerned about. Tip: If you're going to buy a laser measure, get a pair of laser glasses too. These are basically just red wrap around sunglasses that help you spot the laser dot. It lets you use the measure in bright lighting conditions. One thing I was very happy to see is the roof trusses are spaced at 600mm. I know some other builders will double that truss spacing to 1200mm when you're putting on a Colorbond roof. The reasoning is the Colorbond is a lot lighter than tiles, so they can halve the number of trusses to support it, save some costs and still have a strong enough structure. The steel wall frames are also delivered as entirely square modules. So they have to cut and fold up a bit of the bottom plate in the doorways, like so... I wonder if I'm putting them off working with steel? I'm very happy with the result. It's a good looking product. The roof line looks complete, the bottom plates across all door openings and low windows have been cut and folded up, trusses are bracketed and strapped to walls, and a lot of truss bracing has been screwed up... but I suspect there's a few more left. The house is a lot cleaner too, they're finishing up from the back of the house to front and it appears done right up to the lounge. Pretty good. The carpenters advise me they'll be finishing tomorrow so it looks like they'll need to finish off any remaining bracing (if any), take down the temporary braces here and there, knock up the bath hob, and hopefully they'll fit the windows and sliding doors - it'll be good to see them in place. I'm not sure if the carpenters or roofers will be fitting the battens, but they're there ready to go up too. There's been a few issues with it - namely some damaged web pieces in the roof trusses and a couple of the window openings are the wrong dimensions. The truss damage isn't too bad, affects about 4 pieces and looks like damage from transit or perhaps from the crane chain when they were lifting them into place. No word yet on a date when it'll be fixed, but everything is tailing off this week anyway. If this is Coral's first experience with the steel frame down here I wonder how the opinion is back in the office. Hopefully these are just growing pains with a new supplier/product. I don't have any regrets, it's a great product and I can see the challenge it getting it together quickly. There's a fair bit to it. I'm posting these pics a week after I took them, so don't go by the posting date. The next few posts show day-to-day from the previous post. My wife just happened to drive past the site when a Lysaght delivery was attempted. The driver was able to leave a few smaller pieces but due to the front yard being wedged with bricks and sand he had to take our 2 tonnes of roof material (Colorbond etc) back to the warehouse. How long was the wait they were quoting? I get the impression that Stoddart are picking up a lot of work for their frames now, perhaps that's translating to delays. They've told us they're bringing up a new factory in Newcastle, NSW. Hopefully that will address things soon. We received notice from Coral yesterday that are closing the build for Christmas, according to the contract that's a 5 week period. Based on that I'd be surprised if the brickies started anything significant - i.e. starting a job just for a day or two, laying a few bricks and then knocking off for a couple of weeks. We were told a while ago that different trades stop for different times and the builders shutdown period is just a generic cover all. Hopefully the brickies won't be off until February, everyone else seems to quote mid-January as the restart date. Good to see that not every tradie disappears over Christmas. I've looked into Termimesh before too, it's great stuff. I like any of the termite barriers that don't require a ring of pesticide around the house, there's a few good ones.
