Finally, I have made a chance to post my own thread. . I have requested 4 tenders from Wisdom, Eden Brae, Alkira and Zen homes. I found Zen offers very flexible options which other builders couldn't. Therefore we decided to build with Zen homes. Thanks SunshineT. The plan is not yet finalised, I'll post the pic once it's done. Re: Apue's home building 2Apr 17, 2012 10:59 pm Here is where I'm unto; 12/04/12 - Send tree removal approval to Hornsby council. 12/04/12 - Deposited 5K to Zen, Notified to Tenants. 18/04/12 - Zen will organise survey work. I've received 149 certificate today so I'll organise the demolishing job. I can't believe why it takes soooo long to approve cutting one tree?? The council team seems bludgers! We're going to work with State demolish company which seemed to have strong reputation in the industry. When the tenant find their new place, I need to organise a few things; 1. Disconnect AGL gas 2. Get demolisher to ready to work on 3. Oh! I should sell some of appliances to EBay or Gumtree. I do have 2.5 years of a Heat pump one which cost 3k when installed. More things to come... You have your own thread! Looking at your site, it looks like quite a slope you have there. Are you doing split level in the house (which can reduce the need for retaining walls later)? What did you Council say about removing a tree? Ours estimated about 6 weeks for the paper work. As for flooring - I think bamboo can be great. My dad has it in his house. It is becoming more and more popular. I will be following your build closely. My tenants are a bit cranky as we gave a notice. The rent was cheap compared to the average price in the area. I even said that I won't deduct any due to damages done by the tenant but they're not still happy. As you know, there are lots of things that we need to think. On these days, I was thinking of flooring options. I've closely looked into the strand bamboo option. The supplier quoted me $27/sqm and it seems quite competitive. But the installation can be quite expensive. Also I wasn't sure of upstair flooring, maybe we stick to Carpet? Ah~~ too many options, tiling, brick, roof, let alone floor plan design and layout! Right now the priority is to get the plans right! And I forgot to mention - your house (which is being rented) looks small and not double brick, so should be easy to demolish. That is one positive! At worst case we might need to reposition the granny unit. Yes, it's a bit sloppy so we expect the drop edge beam unto 1.2 meter. Since CDC allows land fill unto 600mm whereas the council allows unto 1000mm so the drop edge beam will be higher. So did you get credit back for the tile say, $50/sqm right? I think Andrew doesn't understand correct terms about the flooring material. He referred Laminate floor as 'Pre-finish timber'. Pre finish timber is NOT Laminate floor. And of course, I didn't expect Zen includes actual 'Pre-finish timber' as standard inclusion. Like T has mentioned, I didn't like the standard tile in Beaumont. I consider 'Strand Bamboo' or pre-finish timber. I'm convincing my wife because she wanted 'Solid timber' which cost 30k ! The only concern I have is it's got asbestos so it should be carefully removed. I've renovated it with solid pre-finish timber 8 years ago. sigh.. I wished I had done that (but we did our plans with Masterton, and I now realise, particularly reading about companies like Wisdom that they build cheaply but then the owner has higher costs at the end with retaining walls etc. just ask gogo about what is happening in her estate...). Anyway, just something to consider. ps: tell me to if you don't want me to, but I still think you could make a small change by still keeping garage etc. same place but just switching kitchen to the other side, then alfresco to the north. You made a good point. I vaguely thought of the split but didn't know how I design so. Although the picture shows is quite sloppy but it's not steep sloppy so I thought it is not worth doing split. I havent changed designs just teaked a few things Apue yes we will get a credit for $50sqm then install the bamboo,maybe you should have a look at what carpet call provide, they actually provide a range of timber,not solid but nt just laminate, certainly had a choice of prefinished timber. In regards to bamboo, be very careful with the cheaper types as per normal you get what you pay for, turn the bamboo over, most of the cheaper ones do not have color all the way through, so the color will come off over time, we are getting ours for about $85 Sqm installed. Did you give any thought to "giving away/selling" the existing house instead of incurring demolishing costs. We went down that path which saved us $6000 +, mind you it did take a few months for the house mover to move the house. edit: don't forget,when you have the services disconnected from the old house (elect etc) give consideration to whether you want single or 3phase power for your new house...we had the old supply (single phase) connected to the new pole when the old house was moved. We now find we need 3 phase which could have been done when the new pole was erected last year.... just something else to consider.....
