Browse Forums Building A New House 1 Nov 19, 2012 2:17 pm Hi all! About to buy some land for the first time. It's not yet titled, looking at around 6months-ish until it is (some roads are cut in and lots pegged out, including the one we want). Obviously theres no connections at the moment (evident in the contract below) but is this normally something that gets done before being titled, or something we'll have to organise? Is it just the same as when you move into a different house and you have to organise stuff to be hooked up in your name, or is there actual PHYSICAL connections that have to be done before building that are at cost to us? If so, it is a scary kind of cost? Sorry for the newb questions thanks in advance! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ - MrsT Brought first house in 2008. Renovated...a LOT. Built in 2013. These costs are generally included as part of your building contract and tend to be a set cost (dependent on builder) If you are on a large block of land, set back from the services you may find you have to pay more because the building only allows for a connection distance of up to 20m. Sewage - Sewage may be connected when the slab is laid.(But capped) This will be the responsibility of your builder and will be subject to a development application. Water - Will be 'connected' once meter is installed for the property. It is your cost to run any connections from the meter to the house. Once the above are connected you will start being charged a service fee for them on your council rates notice and/or water utility Electricity - Should not be any cost associated with the physical connection. If you require a property pole this will be at your cost. Depending on your retailer they may charge a new connection fee ($200-$400 or $0 if you sign up to a contract) Phone - Telstra charge $299 for a new connection. Cost to you will be the trenching. Provision of pipe & cabling to the premises is Telstra's. Re: Buying land & the connections, help needed 3Nov 19, 2012 5:45 pm Awesome, thank you! - MrsT Brought first house in 2008.
