I recently put a holding deposit on Lot 1350 Mount Olympus Street (500sqm) and will be meeting with my conveyancer on Tuesday night. I will be building a single storey home and really like the 'Symphony MBTF' from Masterton, however I have altered the floorplan a little and am scared that this will bump up the price a lot. The two blocks beside me are both 550sqm so I was hoping that they too are building single storey homes. I am a first home buyer/builder and am very excited to build my new home. I do not need to move in until Feb 2015 but I know how time flies! Can anyone recommend a builder to build my custom version of the Symphony MBTF? Thanks! You aren't allowed to have a customization of an existing design from the builder who created the design and then build it with another. All the project builders happily give out the designs in those fancy books because they are copyright protected . There are numerous threads on HO that talk about this. What changes are you making with the symphony mbtf? We are building the Cello and wanted to make a dwarf wall instead of a full wall and that didnt cost us anything. We also added a 6x3 alfresco that cost about $9000. My advice is tell them everything you want with your first appointment. I agree with Maverick343 other builders are not allow to copy other builder plans. Me and landscape architect took two days to clarify this from Urbangrowth. Urbangrowth is the regulatory branch of landcom and there are two gents there looking after edmondson park south. Mr Alan Cowley and i think mr. Paul.these guys have been quite good to reply my queries so far. The mrs and I really like the general layout of the symphony mbtf, so what is the big deal about using it to build our own dream home? We are not copying the design, just using it to help us decide what type of home we like and need. Hope that helps I am swapping the positioning of a bedroom with the main bathroom, getting rid of the powder room and extending the garage, and also moving the positioning of the rear alfresco, along with a few other small alterations. Anyhow, the Symphony won't fit on our block as it is and needs to be downsized slightly. How long does the process take with Masterton roughly, from your first appointment, to commencement of the build? You might even get some credit back. Don't think moving the alfresco is major change either. But swapping the main bedroom might be a major change. Symphony MBTF means Master Bedroom To Front. Have you looked at the other Symphony floor plan where master bedroom isn't at the front? If you have to shrink the floor plan to fit your land you may also get some credit back. I will sit down with their staff with all your changes and see what the approx cost is. So you get a rough idea and then you can decide. Having said that I can be wrong but that is just from my experience so far. From our first tender to the time we signed our contracts took 12 weeks. They said council will take about 8-12 weeks and then start building in Nov 2013 and house should be completed in April 2014. How much did they charge u for cello? Did u upgrade a lots? Site and Basix about $30k. We got the mansion and yes package, added an alfresco, got some sliding door, stacker doors, feature walls. We haven't done our internal colour selection yet so out tender might increase a bit more, so far it is about $250k now. Cheers, Sfok5959[/quote] I just signed up with MH today and pay the $3.5k our price is almost $250k already with yes incl package. without the driveway and landscape. how much you done for feature wall? as i'm planing to do for my home theatre. also drove pass Ed park this afternoon, saw another two houses are fencing. checked with Jody from Landcom about the BAL, she said it's not required and since this is the recycle water area, no need water tank. hope the price not increase that much after sign!
