I still see the old price list on http://www.landcom.com.au/places/edmondson-park.aspx Re: Building At Edmondson Park 2027Mar 02, 2015 11:13 am Hi All, have a question to those who are building now or already built. Do you know if land in EP is affected by salinity? We are in release 4, that is too far to be registered and officially checked, but we need to estimate this now. This would affect brick selection, that should be done before land registration. I would appreciate your knowledge and experience sharing. Thanks, Re: Building At Edmondson Park 2028Mar 02, 2015 11:20 am We've built in Village Square which is Camden Valley Way side and the soil there isn't saline. But because this was a former farming site our builder provided salinity treatment to the slab anyhow. Not sure of the actual cost because it was part of the package we bought. As far as the bricks are concerned most builders have a good set of exposure bricks. have a question to those who are building now or already built. Do you know if land in EP is affected by salinity? Boral ones from our experience are bit dull, from our standard range that is. [quote="Cat_EP"]NeilP, thank you. I think we will stick to EXP bricks, just in case. Although, I prefer non exp bricks colours for some reason /quote] Re: Building At Edmondson Park 2031Mar 03, 2015 2:32 pm Hi All; Finally, after all the patience and trials, i managed to secure a block of land in the last release from the relisted lots. Not the one i wanted, but at least i got something. However, the lot is very tiny, it is only 250sqm , 10mx25m which makes me very limited in the design options i may have. I am trying to look around now to see what type of a house would best suite this lot, i tend to have a double story coz the area is very small, thought i'd ping you guys to see if any of you have any similar lot ? or if anyone can recommend a builder who may be able to build a good decent house that would fit on it? and if you have any idea on the price range i may be looking at to build a double story house on that lot ? Thanks Dan Re: Building At Edmondson Park 2032Mar 03, 2015 2:42 pm Hi Dan and welcome! We have a similar lot 12.5*25, the same story - got not what we wanted, but at least something. We checked many builders and unfortunately, not too many of them have designs for short lots. However, I made a conclusion, that even in 10m wide you can build a decent house, the only thing is that it will have a single garage. From our experience I can tell that Rawson and Wisdom have good 2-story "short" houses (up to 16m long). Re: Building At Edmondson Park 2033Mar 03, 2015 2:48 pm Congratulations, mate Come to Village Square display home and talk to Jandson and Lily Homes because I am sure they have narrow lot designs and they also do custom plans. Also check with Casaview. We built with them and they performed really well. Another builder to talk to is Bluetongue homes who are very versatile. danial Hi All; Finally, after all the patience and trials, i managed to secure a block of land in the last release from the relisted lots. Thanks Dan Re: Building At Edmondson Park 2034Mar 03, 2015 2:57 pm The problem is not with narrow lots, but with "short" lots. It seams for me we talked to all builders and 50% of them have no design for short lots at all. There are plenty for narrow and long, but no shorts. That is also very strange, as there are more and more lots like this now, but builders don't create design for them . That is one of the reason why many short lots come back to released. With Casaview, I remember they suggested us just one design with customisation, that didn't suit us. Anyway, you should go to display village and talk to builders. My advise is to check first with sales if they can build anything and then go and see display houses. The choices are really limited for 25m. Re: Building At Edmondson Park 2035Mar 03, 2015 3:28 pm Thanks NeilP and Cat_EP; i ll definitely give them a visit this Saturday to see my options. i hope i can find something. however, i have actually seen a house (home+land package) at everyday homes, on a similar block, with same dimensions. its actually not bad i think i may need to talk to them as well and see if they can build the same on my lot. Re: Building At Edmondson Park 2036Mar 04, 2015 10:45 pm Hi mate You can have look at bellriverhomes and Fairmont for narrow lot design Re: Building At Edmondson Park 2037Mar 05, 2015 11:29 am Hi denial and cat_EP, Congratulations to both of you . I have also narrow lot 11x30 and I checked with Clarendon they do have good designs for narrow lot. have a look at website . Call Village Square sales tem on 1300 66 99 01 for more details. sabrelli No luck here Re: Building At Edmondson Park 2039Mar 09, 2015 3:46 pm Another delay to the land being released in Tobruk St, Bardia guys . Our solicitors have advised Landcom is now looking at July/Aug for registration. They have given the option to "rescind the contract" but I don't think anyone would take this option considering the prices have increased a fair bit since originally purchased. Re: Building At Edmondson Park 2040Mar 09, 2015 6:32 pm Hi shams, This was discussed previously since a few people had called landcom and they were told that july/August was what landcom was looking at,but went to ed park last weekend and thought that a fairbit of work has been done I had a feeling that regisration may happen around June/July, does anyone else who has recently visited derna st and surrounds feel the same go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 110585 |
