We are building a 24sq house and we have provisioned for 50 linear metre of concrete piering so hopefully that is enough! according to the Landcom sales plan our block is not subjected to fill. Got an email from Paul Neville stating that till council takes over, any maintenance issue has to be directed to Gary in the sales. Hi jazz, I thought 80 linear meters was standard inclusion for most of the builders. We came in at 40 odd though i know of someone who had to pay for 100odd extra over the free 80 linear m. And their lot had no fill as well. Very hard to say. And like bans says its hard to tell because you don't know what your land contained previously. I know of a case where the piering and slab upgrade costs blew over the roof for just that lot because it had a small duck pond towards the back in its previous life. Your can negotiate these things before you sign and maybe find out the cost per linear metre before you sign so that the builder doesn't slug you in the worst case scenario. All the best. Hey Jazz, looking at my tender from MDJH, Says, "Provide 50.0 lineal meters of concrete piers to an even bearing as required by AS 2870-2-11" the cost is $4500. And i was given to believe that this would be sufficient. We've signed up(initial deposit $3000) with Fowler Homes for a H & L package in EP. its a stage 4 release 1. It's costing us 610k with some minor modifications (4-2-1) on 312 sqm block. Builder reckons it would be ready by next march (She said registration is in august). Is she being honest or is she leading us down the garden path? Now I'm having second thoughts with the size of the backyard (3.97 * 12.5). I know some of you would knock me off as being indecisive, but wanted to get a few opinions before I sign up. Here are my questions: We both work in the City and have a young bub (15 months). Is there a child care if we move in march? Is it worth waiting for the next release and acquiring a block of land (Ideally I'd want to spend between 350-370k on land and rest(up to 300k) on the house)? Is there a chance of securing a block in the next release or is it a lottery(I do know about priority numbers)? Prices are rising everyday, so we don't want to miss out on this as well as the next release Would we be eligible for $15k grant if it's registered in August and completed by March? Has anyone built with Fowler Homes? Also, what's their reputation like? Is there any issue with asbestos in the area? Honest opinions please. First thing, as for the land release, most of the next releases will be through developers and Landcom will do one last release which will be of lots 550sqm or bigger. Do you want to spend on that kind of land size and I'm sure you will have to stretch your budget a fair bit and also risk the availability. That way the money you are paying for 312sq m (~360k) is at par with listings on realestate sites. Then you are paying around 250k for a house size of around 200 sq m. You still have budget to go double storey, if you want, to increase your backyard size. I built single storey as well and have realized that for bigger backyards, you need very long lots as front setback and your house depth easily add upto 25m. The deal sounds reasonable at the face value. Travelling to city will be easily manageable with new train services. Child care is available and will def improve with more demand. If the Land is registered in august, mind you, it's the widely held view on this forum itself, construction to finish by March sounds very genuine and reasonable. No, I don't have any feedback on fowler homes so can't help you there. As far as I'm aware, asbestos has been a bigger problem on Bardia side. Good luck mate. Your post was really informative and after reading through, we can now eliminate the possibility of waiting for the next "land only" release as it'll definitely be beyond our budget. In regards to choosing the dwelling type, our land depth is 25 metres, so even building a double storey isn't getting us any backyard space (albeit getting a 24 squares home instead of 17.5 squares). Can't have it all I suppose . My other question is, how far do you reckon is Hemmie road, from the train station? This was one of the main selling points (Agent sold it to my wife as a 10-15 minute walk to station) as missus prefers walking to train station rather than driving down. Thanks in advance. It gives me the convenience of not having to worry about being picked up or dropped off to the station. The walk is still not the best sine Macdonald Rd has no proper footpath and cars go by at high speeds. It takes about 15mins walk from where we are (close to Bardia Park) to reach the station. Loving the 3min transfer to city train from Glenfield where I still always get a seat. All up it takes around an hour to reach central and a little over an hour if you need to switch and go to Town Hall like I do. On the way home make sure you check that the transfer to Ed Park is matching up with the train you're getting to Glenfield, otherwise expect to wait upto 30mins for a one stop train ride.. I'm planning to accelerate and make the experience an easier one by obtaining a bicycle and using that to get to station. You can even catch the bus from Ed Park station. You don't have to walk that much. Walking down Mcdonald road just for school drop off can be a harrowing experience in itself.
