I think, the floorspace is only for ground floor. It does not include the first floor.
For ground and first floor, it has its own ratio and the first floor must be smaller than the ground floor.

Flloor space allowed is 65% 0.65 * 450 = 292.5 m2 which is only 31.49 squares Max floor space does not include garage, alfressco and voids. So adding a standard garage 5.5m by 5.5m and alfressco of 5.6m by 2.8m, the total squares then come to 36.4 squares of "livable" space. Where did the neighbour get the 40 squares from? is he over estimating? For a 450m2 + block the site coverage ie foot print exluding garage alfresco is 50%. The max floor space of conbined levels is 330m2 + a max 60m2 of garage and alfresco Image is of the edmondson park south dcp used by both campbelltiwn and liverpool councils for the area. So through council allowable to build is 312 m2 excluding garage, alfressco, void, stairs, patio, balcony. My architect is telling me that with CDC they include the garage in FSR but use a higher ratio. So allowable floor space is 330 m2 including garage. And he said the net difference between CDC and council is only 9 m2. Is this true?
