My plan is approved from CDC. My builder didn't ask for landscape plan. They said it's not required for CDC approval. And I also don't need Developer approval. Just wondering how do I make sure the house is built with Edmondson Park design guidelines to get the rebate? Thanks. Building Livingstone23 with Eden Brae Homes Re: Building At Edmondson Park 2987May 11, 2016 7:42 pm Hi jahangir , Talk to someone in urban growth to get a clear picture re the requirement for rebate. I used to speak to Paul Neville but not sure who will be there now. On a different note, construction has started on two lots on Derna st. Congrats to the saint and Shash. Your builder is the first off the blocks. Re: Building At Edmondson Park 2989May 13, 2016 8:58 am Jahangir Hi guys, I'm building at Bardia. My plan is approved from CDC. My builder didn't ask for landscape plan. They said it's not required for CDC approval. And I also don't need Developer approval. Just wondering how do I make sure the house is built with Edmondson Park design guidelines to get the rebate? Thanks. I called urban growth at the time before CDC application. They said we can't endorse until there any special restrictions apply on my block such as if my lot is a corner block. They said as long as you follow design guidline in the checklist you should be ok. I send them plans and my hand drawn landscape plan but they never turned back.In fact, I recently received a reply back 9f my email which I send them in October 2015. This email was to request for getting Edmondson Park design guidelines. Re: Building At Edmondson Park 2990May 13, 2016 7:42 pm Hello all, We recently put down a deposit for Lot 810 Tannenberg Rd and as we're 100m away from rail lines, would we require a detailed acoustic report for CDC approval? I did a quick google search and discovered this acoustic report done by Wilkinson Murray for the location we're at. http://www.liverpool.nsw.gov.au/trim/do ... 38786.2015 Does this mean we won't require a detailed acoustic report for CDC approval? And not required to make extra measures to comply with the DCP noise and vibration requirements? Am sure we will run into each other there one weekend. Is this confirmed we don't need a landscaping plan to be submitted for approval at this stage. Can someone pm me with a simple plan, I like the idea of sketching it ourselves and saving some money . When I exchanged the contract for my lot it was 19 Jardine Drive. After the lot registered the road was named Zulu Road. Hi Java19, That's within walking distance of our lot. Nice to "meet" you. When do you build? We're still waiting for land registration. Hi maryandbish. Nice to meet you too. Good to know that you are so close to Zulu Road. My build started in the last week of February this year and all external work (bricks, roof, etc.) has been completed. Currently all electrical and plumbing work in progress. I guess a bit slow from here on wards. Hope your land gets registered soon. All the best. Re: Building At Edmondson Park 2996May 17, 2016 4:58 pm Does anyone know when is the The Ridge-Edmondson Park is due to be registered. Re: Building At Edmondson Park 2997May 18, 2016 3:39 pm Hi all, We have been asked to get a saline report for our lot. Could anyone pls help with this , do we approach council /landcom? Lot is in derna street . How much does that cost roughly ?Any help would be appreciated. Thank you Re: Building At Edmondson Park 2998May 18, 2016 3:40 pm bluemviews People around Derna n Wooten , are you all having to do saline soil treatment, our builder has included it even without any testing and to test is 600$, I would rather test n then see if it's really require so am ok to spend the 600 to save the 3200, if possible , but looking to see what others hv done Hi Bluem, Did you get it done ? Did you get the report through builder? Re: Building At Edmondson Park 2999May 21, 2016 9:32 am Hi ash When I fussed a bit the builder took it out of the tender, but I suspect it was left for later. Let's ask Saint and shash07 they hv started building on Derna , did you guys get the soil tested for salinity - cost and further action?? I know if it comes that one needs salinity treatment then the concrete is a bit different and you need to use exposure grade bricks Re: Building At Edmondson Park 3000May 21, 2016 9:45 am Bans, this might be something for your expert opinion - Salinity testing etc - project builders are pretty much including it as a standard - cost around 3200$ - is it really required or just another money making gimmick. From salinity then it leads to using exposure grade bricks only which can add another 1500-2000$, although often in the allowance both are included as standard . Anyone else on the forum with some knowledge on this. I know individual builders are skipping this, but is it bec it's just a gimmick and so they know they don't need to bother?? What about council or CDC requirements - since it's a structural matter should it not be in some kind of guideline . Wondering?? go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 110592 |
