Thought I'd start a new thread as my partner and I have started camping for land today! Considering starting a blog as well as I predict I'm going to have a lot of spare time on my hands for the next few days.

yes the wife and I are planning to buy there soon. We're waiting on the next release of land since most of the first release has gone.
Which block did you go with and how is the build progressing?

Hope you and your wife secure the block you're after - I understand there's a whole heap going on sale 23 Feb
We have put a deposit on Lot 1111 which is one of the 550sq blocks. Settlement and land registration are not til next month so no build as yet, but probably by Juliy
Any idea what kind of house you'd be building? We haven't settled on anything yet but really like the look of the McDonald Jones designs, particularly the Avoca

I bought lot 1417 (450sq) in BARDIA (Edmondson Park). I am building Majestic MK 2 through Casaview homes. I checked with Landcom sales representative and he told me that may be by the end of Feb the land will be registered...
Tomorrow I am going to select the colour of bricks and roof etc... so many things you have to do in building home.... It is not an easy task..

It's good to finally see a few people building in the same area. I'm sure we'll have the opportunity to meet in person down the track too
We ended up securing one of the last few lots from first release after we saw that second release was an average 7-10k dearer! We're on lot 1449 which is 414sqm.
We were told the same regarding land rego - end of Feb.
In regards to builder and house we're considering the Manchester 22 by EBH. We don't need a whole lot of space and would like to keep things running to budget.
I was there last week and will go visit again today. They have been landscaping the park and have already put some of those outside exercise machines. Should be good since the park is close to our lot. Exciting times!

glad to hear you managed to secure a lot from the first release, it's amazing some of the prices now (max block price has increased by $20k since the November release )
i also stuck my head in yesterday and spotted the new gym equipment - they've been blitzing through construction of the parks.
also spotted that council trees have been getting planted down mt olympus drive which means rural lots will probably be up for sale next. the staff at the sales office had advised they'd more than likely be released mid-year when I spoke to them in November.
absolutely no idea about the soil type however that's really interesting to hear, how did you find this out? is there anyway we can source an existing report rather than getting our own ones done? or is it still worth having an independent review i have no idea about any of these things. would love to not have to pay for another report (same with bushfire areas, wonder if that would have already been assessed?)
love love love the EBH designs.

I met with one of the Rawson reps and he mentioned the soil type and 'h' class slab requirement. Apparently 2.5-3.5k extra since most builders only do 'M' class slab.
Not sure abour bushfire report. There's not really many trees around the blocks themselves. Only around the outside of he estate. Shouldn't be an issue i reckon.

Hey guys.you will see us around on lot 1456,(bardia) I have a concern about our new community.
Is anyone aware of Coal seam Gas activity in our area? I have checked project plans on NSW planning site and seemingly expansion of csg into ingleburn has been suspended by AGL.

Hi, My builder sent me soil testing report and told that slab type will be "H1".

welcome bans will be interesting to see what happens with the coal seam gas activity - hadn't heard much about our area but I know there were protests from Gregory Hills residents
went for a drive past the estate today - several groups of people out there with tents already for next weeks release

Is anyone got soil testing report mentioning rock under the ground? In my lot there is a rock which may have extra cost(rock excavation).
Thanks for sharing. We are curious about the soil report too. There's no real way to tell unless we pay someone to test the soil. We are about to start tender process with EBH so I guess we will find out soon.
Was there any mention od salination in the soil? Apparently there's cost involved with that as well.

so friends of ours who have also bought in this estate have been instructed they'll only need an M slab? interesting!

Apparently each lot may be very different in terms of soil structure, even those next to each other...
Saw the campers last week too. Prices may go up further if it keeps this up

Anyone have any luck with bushfire report?
I've asked Landcom but Garry didn't have any info. Said that i should ask council. I emailed council but not heard anything back... It should be the lowest (BAL 12.5) if anything i think, but we need to find out otherwise builders will charge us to find out. Apparently EBH charges $1400 to obtain the report...
