HYDRAULIC VARIATION didn't show on the tender and according to Wisdom Home Procedures of Purchase The HYDRAULIC VARIATION should complete before contract sign. I asked Wisdom Tender Presenter hydraulic assessment when HYDRAULIC VARIATION will be complete. He reply with "The assessments are undertaken once we order the reports, which occurs after your authorisation post signing the contract." They also ask extra cost for hydraulic assessment which add almost $8000. I just wondering when HYDRAULIC VARIATION will take place with other builder. Is it this prices are average for hydraulic assessment. However I am guessing you need one for the stormwater assessment in order to get your plans approved and a construction certificate issued? Perhaps you could contact a couple of plumbers yourself and ask them how much these services would cost so you can compare? On another note, after our plans were approved by council, we had a post contract variation due to the fall of the sewer and that cost us around $8K to raise our slab to accomodate the sewer requirements. Our tender did not have a provision for this, only a note that the tender was subject to Sydney Water sewer requirements. So even after council approval there is always the possibility of changes until the construction certificate is issued if it is only noted in your tender and not allowed for. Hope this helps. The prices stated in your tender are unusually high (even considering builder markup). Maybe ask if you can provide this yourself in lieu. Best of luck. We found that W were not very transparent with their tender and contract documentation. There appeared to be a lot of allowances that would not be quantified. We decided it was in our best interest to walk away and loose our deposit. We are very happy with the decision that we made. My suggestion is if you are unsure ask W to confirm. If they won't, there is probably a good reason for it ($$$$$$$$$$). We know of a few people that have a lot of good things to say about W, but I have always been told that if you don't have anything nice to say... Wisdom are not transparent with tender or everything. Just like Hydraulic Accessment, I been ask them since begin, the answer always said it will provide by site plan. Now the "Free" Hydraulic Accessment is $8000 bill for me to paid. Now I really don't know I should continue looking for next builder or just give up. Are you sure you didn't get charge for the hydraulic design fee? Because of this, Council may require you to install some sort of stormwater tank underground which will collect any excess stormwater, and it should slowly release the water back into the street stormwater pipes. Anyway this underground tank is pretty expensive because they need to dig underground, install it, and connect piping to the street. Ours (not with Wisdom) is about $12k in Ryde council, on a very gently sloping block; however it's been combined with the rainwater catchment system (so the cost of the above-ground 3000L tank was deducted). I know someone who built a house probably 5-6 years ago now, on a block which slopes a bit more than ours & towards the street only (ie. not affecting neighbours); council made him put in a ~$30k system. To the original poster ... this is actually fairly normal. The salesperson can't really know what it's going to cost you, and they just make a guesstimate.
