Browse Forums Building A New House 1 Nov 14, 2012 9:12 pm Hey Guys, We're at the stage where i think we can go with the initial deposit with our builder. But what is the deal with sales wanting to do that before going to more details with preparing the final contract ? This deposit is supposedly refundable, so what is the go with having us sign this thing to get balls rolling? Re: Initial Deposit of $500-$1000 with Builder 2Nov 14, 2012 9:32 pm I think it's just for them to know you're serious? They invest a lot of time into people so I suppose thu just wanna know you're not wasting their time. We paid the initial $1,000 with DF to secure the price on our estimate & then a following $3,500 when we signed our contract. All comes off the total price so I wouldn't be too concerned... Pretty standard I think. Re: Initial Deposit of $500-$1000 with Builder 3Nov 14, 2012 9:37 pm We got our soil tested and our tender prepared, and were guaranteed an allocated start date for us. We have fixed site costs, so it helped to know what those site costs would be. It came off the final price and went towards our 5% deposit. Another company we were going to go with charges nothing to prepare a tender but they didn't do soil tests, and from what I've read on this forum, site costs went up after they started. Re: Initial Deposit of $500-$1000 with Builder 4Nov 14, 2012 9:57 pm The builder I used did not do a soil test during the tender prep but I asked to be priced on the 'worse case' so when the soil type was know got myself a nice price drop As above it comes off your final price if you go with them, shows you are serious. Before I did mine I had pretty detailed costings by getting the sales team to give me pricing on all the inclusions I would want added and my final tender price was pretty much exactly what I had estimated. Re: Initial Deposit of $500-$1000 with Builder 5Nov 15, 2012 8:29 pm We're at tender stage with a few builders and two of them have offered us a $1000 rebate if we go with them over the other builder, so effectively we are getting our 1K back that we've spent on an additional tender. Definitely worth it to get a real price. Land at Chermside At tender stage Staircases and sausages.
