Browse Forums Building A New House Re: Procorp - Administrator appointed 584Dec 19, 2012 3:38 pm Our tender worked out to around, $1221 M, add variations $1369 M so ours is not an underquoted build in our minds!
and these upgrades are not for things like stone benches in kitchen etc. just quality in other items. Edited note: this was not turn key package, we still had to do landscaping and fences! Re: Procorp - Administrator appointed 585Dec 19, 2012 6:58 pm My build price works out at $1,092.66 m2 which includes everything (turn key). I didn't go with Procorp because they were expensive, maybe the saying if it's too good to be true means in the case of Procorp it was. I had quotes from other builders that weren't even close. Bear in mind this house is an investment so there are very little variations. The way it stands now I'm certain I could finish it for less than I owe so the new builders should have no trouble making something out of me. Just frustrating that it was so close but turned out so far away. I can guarentee one thing in reguards to the new builder, there is very very little chance of them falling over. The special negotiating team from Japn might give SICORP a run for it's money but. All the best to everyone with whatever the future brings. Re: Procorp - Administrator appointed 586Dec 19, 2012 9:50 pm Just read some of Sekisui forum pages..... Mmm not sure if we really liked what we've read! Big decisions ahead!! It all comes down to that trust issue I guess... Enjoy xmas everyone and hope next year brings positivity and joy back into all our lives Cath and Jim Re: Procorp - Administrator appointed 587Dec 19, 2012 10:10 pm Hi cathandjim If it makes you feel anybetter I searched a heap of other building companies and from masterton, Eden brae, McDonald jones, to beechwood and coral they ALL get terrible reviews.but then I searched some Sekisui build threads in here and some people did have a positive experience Re: Procorp - Administrator appointed 588Dec 19, 2012 10:33 pm Yep Dan17179, just actually surfed a few and yes your right lots of terrible reviews with different companies!!! They seem all much of a muchness as they say, like everything though its the negative stuff that we tend to take more notice of!! But yep still so much to think about!!! Cath and Jim Re: Procorp - Administrator appointed 590Dec 20, 2012 6:05 am Very true 17179!!!! We all either have to learn to trust again or take the other option and maybe oversea it our selves, probably a better option for us up here in Scone being a small town, just don't really know which way to go,as I said lots to think about over the coming weeks,it does seem an easier option to just accept the new builders but....... Cath and Jim Re: Procorp - Administrator appointed 591Dec 20, 2012 7:26 am I am wondering if, we choose not to take this path if our contract is currently just cancelled and we process our claim or if we have to get an official cancellation from the administrators? Does anyone know for certain? We just dont know what to do at the moment, so like i said before, we are not rushing with our decisions, we may or may not go the sekisui path. But, the idea of having a house by July to live in is very much a dangling carrot for this little rabbit, but i have serious trust issues and will not go forth with the same progress payment schedule or without engaging a suitable qualified person to inspect and report as each payment falls due! for me hindsight is wonderful and a very big lesson to be learned. Just my thoughts at the moment, but who knows what I will be thinking by this afternoon! Re: Procorp - Administrator appointed 592Dec 20, 2012 7:28 am Everyone you speak to will have someone they knew who had a good experience with a particular builder and on the other hand someone will know someone who would never recommend that builder. Really, it comes down to the tradesmen they use.. My opinion, can't be much worse then Procorp so I am just happy our house will be finished & we won't be out of pocket.. JB- you have dissapeared. I have appreciated your support!! You have been so wonderfull. But now it seems a bit of positive news, we all just want to run with that and enjoy our xmas! Re: Procorp - Administrator appointed 593Dec 20, 2012 7:48 am And the thought of moving in our home in a few months is also a huge dangling carrot and it would be so easy to just sign all over to Sekisui and let them deal with it!!! But.....no doom and gloom here (as someone pointed out about someone's post)just very cautious this time as no one wants to be bitten again,if only we had a crystal ball!!! But real world it is and the path we all decide to take will be all our own choices and hopefully the best for all. Cath and Jim Re: Procorp - Administrator appointed 594Dec 20, 2012 8:40 am I wonder whether Sekisui would plan on continuing to use the same suppliers Procorp were using, or whether we'll have to re-do the selections (depending on what stage the build is up to). The next thing to be done on our build is the tiling, and we spent hours choosing tiles way back in Jan 2012 - definitely the hardest part of our selections process. It would be good to know in advance who their tile suppliers are (if they're not going to use Procorp's) so that we could go and look at what we wanted, and minimise any delays when work re-commences in the new year. Re: Procorp - Administrator appointed 595Dec 20, 2012 8:44 am really excellent point deanandkerry. considering this pedantic ex home renovator, took almost 11 months to finalise everything, this would basically do my head in completely!!!!!!!!!!!!!! Gawd i hope not! Re: Procorp - Administrator appointed 596Dec 20, 2012 10:08 am The problem you could have is the tiles you selected are discontinued by now.... On Seikui, the guy across the road from my build is happy with them so far and he is almost at lockup. Product Review sites are generally going to have more bad than good reviews as alot of the time if you are happy with something you don't feel the need to tell the world but as soon as you have a bad experience you go out of your way to let people know. I've had a mixed experience so far, anyone that reads my thread knows every area that had been stuffed up. Before I went with my builder I actually door knocked builds in my area that were completed and the 3 people I spoke to were all happy with their house and only warned my about the head office process which they warned was painful (and it was VERY painful at times) Re: Procorp - Administrator appointed 597Dec 20, 2012 10:56 am I was also wondering about the tilers sekisui will use because that is also our next step and half our tiles in our laundry and toilet are laid. We had also paid upgrades to the tiling company direct. So if they don't use them then we want our upgrade money back and they'll also have to rip the tiles up that have been laid as I doubt we will get something to match. It was a very hard choice the tiles. We went back about 4 times to change lol Re: Procorp - Administrator appointed 598Dec 20, 2012 10:59 am Brown2 Everyone you speak to will have someone they knew who had a good experience with a particular builder and on the other hand someone will know someone who would never recommend that builder. Really, it comes down to the tradesmen they use.. So True Brown2 - When I was working for various Project Builders back during the '90's I never understood why my clients/buyers would come back and say that they would Never build again. Until I actually became a client of a building company I had never worked for back in 2004 - Then I really understood what it was like to be a number in the system. A builder really is only as good as their trades and supervisors on the building side of things. After 10 years working for Project builders and another 12 years of doing what I do (Developing new homes and Project Management), you would think I would have had enough but I still enjoy watching it all come together and seeing a vacant block transformed into a new Home for someone to live in and enjoy even with all the hassles and headaches. I've seen more good than bad over the years - but the bad gets talked about not the good. JB - I went and read all your posts - thanks for your contribution to the forum overall - Sorry if I was a bit harsh - We homeowners need to look forward now to the solution presented by HOW which seems to be the best way forward to complete the jobs out there without additional costs being incurred and more time being wasted. Cheers Michael Re: Procorp - Administrator appointed 599Dec 20, 2012 11:07 am Brown2 I was also wondering about the tilers sekisui will use because that is also our next step and half our tiles in our laundry and toilet are laid. If your tiles are partially laid I assume Sesikui would use the same tiles regardless of who their usual supplier is, unless there was something wrong with the tiling and it needed to be ripped up and re-done. We have grout and adhesive at our place, but tiles were taken back by the supplier, so we might have to choose the tiles again. Re: Procorp - Administrator appointed 600Dec 20, 2012 11:18 am Cathjimrippedoff just actually surfed a few and yes your right lots of terrible reviews with different companies!!! Please don't let those review sites put you off. Just by their nature you're going to see a lot more complaints on them than compliments. The average person who has a good build experience isn't going to move into their new house and in the middle of unboxing things, looking at lights and furniture, doing landscaping, getting used to a new area, and enjoying their new house think to themselves... I really should get online and write a nice review for my builder. The best review I found was from some knucklehead who gave the largest builder in NSW a 1 out of 5 and recommended that everyone avoid them because they refused to offer him free air conditioning the one time he walked into their office to inquire about prices. With quality contributions like that we have less to worry about with builders and more to worry about with the gene pool. My Build Thread: Coral Homes Noosa 279 |
