Browse Forums Building A New House 1 Jan 24, 2013 11:37 pm Hi all I have my PCI in a weeks time and asked the builder if it was OK for an inspector to come through the house a few days before so I could have the report ready before PCI. The builder refuses to let them in and said the inspector can only be there on the day of PCI. What should I expect? Will I be asked to sign something on the day? Any advice would be great. Thanks Re: Building Inspector booked but....advice needed. 2Jan 25, 2013 1:17 am Adz10 Hi all I have my PCI in a weeks time and asked the builder if it was OK for an inspector to come through the house a few days before so I could have the report ready before PCI. Thanks I'm surprised that you have never been on sight by yourself without your SS. Personally if it was me I'd simply take your personal inspector on sight on the day you like and tell your SS to fob off if he doesn't like it. My SS tried to bully me on my first phone call saying i am not allowed on sight guess what my next few words were, well I'll tell you "I will be onsite and if I see any issues with the build I will bring it to your attention straight away." eventually he relented and said well "I know I can't stop you and you will go on sight when I'm not there I'm not naive to it all". tell you site supervisor I would like to do a an inspection prior to PCI and nominate your day and time if he refuses ring his supervisor and demand to have the inspection you want. Don't be bullied, you seem to accept everything your ss is demanding. Re: Building Inspector booked but....advice needed. 3Jan 25, 2013 5:09 am Hi Adz10 You have legal right to visit the site or your agent(inspector) at any reasonable time and don't be told otherwise. You can check info on Consumer Affairs or Google Domestic Buildong Contracts Act1995(if you are in Vic). However, your inspector should be telling you all this and advising you properly, why isn't this happening?. Ask for qualifications in Building Surveying, if not how is he going to check your build for compliance? Four main areas of checking at practical completion: 1 Unfinished work 2 Defective work 3 Compliance with regulations 4 Compliance with contract Your inspector as your agent should be handling the issue of site inspection with your builder. As long as we gave ample time (aka a few days) for builder about inspector wanting to inspect, it was all good. The inspector then arranged a time with SS and went through each stage. We were there for one of the stages, just because it wasn't feasible for us to skip work. Your SS should have the inspector come in, be given a report of defects, fix all and then schedule a PCI. Re: Building Inspector booked but....advice needed. 5Jan 25, 2013 9:10 am Thanks for the info guys. I'm from WA. I'll ring the building inspectors today and ask them if they can sort it out for me or maybe I'll ask someone else to do it that will give me better advice.
