Henley have asked us to pay $850 for a survey of our land so they can decide if the slope it too much to build on. Is this correct? The block we're looking at has a big rise to it as well and they've told us they AND their drafting company can't even begin to guess what site costs will be, so if we want an idea we'll have to get the soil test/survey done. If we do, and we definitely get that block and them to build on it, then the 850 comes out of the site costs. If we pay the 850 for it to be done then decide not to go ahead because the site costs are too high, then its 850 down the drain and we'll have to pay it again when we REALLY build anyways. - MrsT Brought first house in 2008. They wouldn't build the one my friend wanted - because of slope and need for retaining walls etc etc. They ended up building with someone else - but the retaining walls do worry me when I see them ... My partner and I paid our deposit to Henley in August for the Monterey Q1 Nouveau. They have beautiful homes!! We own a sloping block in Doreen with a 3m downward fall over the building envelope. We were quoted $70,000 at Tender stage for site costs. That includes bringing in soil to level the block, retaining walls, council requirements, etc etc. We had to pull out because that just tipped us WAAAY over budget....cant imagine landscaping costs as well!! So we lost our $1500 deposit but I think now it was definitely money well spent because no matter which volume builder we would have chosen, leveling the block is not an option for us because of the costs involved. So we are back to researching builders and at this stage are looking at Bentley Homes because they customize in sloping block home designs that minimize huge site costs. Hopefully you will have better luck and wont be quoted as much as we had But I would recommend rounding off a large figure like ours to your budget just so you wont be in as much shock as we were come Tender stage. (hopefully I haven't stressed you out too much sorry!!) They have some nice designs but are also quoting us about 50k for 2.5 mt slope. Appreciate all your responses.
