The block has about 1m diagonal fall when the new house is likely to be sited. We want to stay below 7.5m as this is a trigger for us going through planning. Our first choice of façade has been taken off the table as would not been able to meet the height constraint. We are now being advised even with a lower profile (standard) façade, we will need to lower what were upgraded ceiling heights to fit. Is it realistic to have a DS façade <7.5m, with the 1m drop across the approx 20m length of home? You'd be limited to not only facades but really limited with ceiling heights and roof pitch. Even if they cut your block to try and make it work, then there may be drainage issues. Don't do it. The builders initial images with low pitch and decent eves, gives the home a less cookie cutter look. The 7.5 m is to share bay views. The neighbor to the west currently has no bay views from her single story home but she is a board lonely old lady who would enjoy nothing more that appealing the planning permit as far as possible. I don't fancy spending months and money fighting what will definitely be appealed. Unless the room is for storage then it's non compliant BCA V2 2019 S3 P3.8 You have 2 options 1.
