Is the Boutique standard to vent the range hood out to the ceiling cavity or they do vent it outside? I couldn't find any clause on that bit on the contract. From what I understand the grease will accumulate if not vented properly outside the house? --------------------------------------------- Building a St. Tropez 25 - Boutique Homes Aurora Estate Wollert - Victoria Re: Boutique Homes 2004Apr 12, 2016 2:41 pm 7th_Cavalry Quick question though.....I do a lot of frying on my kitchen. Boutique standard is to vent to the ceiling cavity, we paid an extra $493 to have it outside Re: Boutique Homes 2005Apr 12, 2016 3:33 pm 7th_Cavalry Quick question though.....I do a lot of frying on my kitchen. From what I understand the grease will accumulate if not vented properly outside the house? add flue kit option-$493, i reckon.. the price is same irrespective of the house design.( won't reduce even if your kitchen is facing your outer wall. pricing doesn't follow any logic. Re: Boutique Homes 2006Apr 12, 2016 5:24 pm thanks everyone not sure if I can still add it but I think it will incur a variation fee anyway let us see. For those new to NBN (here is a diagram), the NBN Connection box will be located I presumed in the garage area plus your internet provider will provide you the modem to hook up with NBN connection box. The UPS I think is optional. Note : 2 ports on the left for your voice or phone service. While the 4 ports on the right are for your data service. Each port will be allocated to a service e.g. IINET, TPG or Telstra this is then connected to your router which then connects to your patch panel that leads to each port in your house (LAN ports). The other 3 ports you can use for other services like foxtel and other internet base service. I heard that average speeds are around 25, 50 and 100mbps for NBN depending on your plan. Also you haven't got the final construction plans nor surveyor approval. We had 3 variations added before our land titled and didn't have to pay a variation fee, but after construction starts and you try making a change they will charge you. The price I paid was from 2014 so there might be an increase on price. Re: Boutique Homes 2008Apr 12, 2016 10:35 pm Hey guys. I had my colour appt today at Boutique and everything went great and my pre start consultant was excellent but on my way home i stopped by my section to see how it was progressing. To my shock horror there was a Sewer manhole on it! Is this normal? I haven't been told anything about this manhole by my developer and nor can I find anything mentioned in the land contract. Photos are attached. Would love to get some feedback. The manhole are normally part of the easement. If you signed a land with easement then chances are you might have a manhole. Depending on your council guidelines you cannot build anything permanent on top of the manhole and build a certain distance from the easement. You can make a complaint to your developer but it means ripping out your contract and buying a new lot. I don't think they will move it. Just ask if the manhole from your developer is sewage or stormwater drain, if it is sewage then that will be a problem. --------------------------------------------- Building a St. Tropez 25 - Boutique Homes Aurora Estate Wollert - Victoria Re: Boutique Homes 2010Apr 13, 2016 2:49 am Ozden86 7th_Cavalry Quick question though.....I do a lot of frying on my kitchen. From what I understand the grease will accumulate if not vented properly outside the house? Boutique standard is to vent to the ceiling cavity, we paid an extra $493 to have it outside I was advised that, for a 2-storey build, the standard is for ground floor to vent outside and the first floor to vent to the ceiling (with no option to vent outside due to the eaves being in the way). My addenda states that the range hood will vent outside and, in the variation, there is no mention of any charges to vent outside for my range hood and ground floor exhaust fans. Those who paid $ 493 to vent outside, are you building single or double storey homes? Hi Travelbugvee I am building a single storey and my addenda says in lieu of standard as we paid the extra to have it vented out. Nope Harry it is only when I visited my site that I was made aware of it. Anyway I have to suck it up and I might put a garden bed on top of it when the house is finished. --------------------------------------------- Building a St. Tropez 25 - Boutique Homes Aurora Estate Wollert - Victoria Re: Boutique Homes 2014Apr 15, 2016 3:51 pm HarryWinston Hey guys. Not sure why as our site supervisor doesn't return my calls. Fingers crossed brick work finished next week! Looking good baneshouse, maybe your SS left the company or got the sack? That's what happened to us and we only found out through the tradesmen. When we contacted our client liaison officer she said that we will be advised shortly then 3 days later we got notified it was true. And you are lucky your bricks only sat there for 2 weeks, ours was delayed by 6 weeks due to not having a bricky available. We had our pre paint inspection yesterday and there were somethings that bothered me, but the laundry bulkhead has really annoyed me. Hubby told SS not to worry about fixing it and I'm saying no it's gotta get fixed as it looks awkward and I'm sure if it was in hubbys triple garage he would be cooking up a storm too. Does anyone see a problem with it, or am I just too fussy? Re: Boutique Homes 2020Apr 21, 2016 8:36 am Do you mean the bulkhead is sitting out in front of the cupboard? If so, that seems a little odd. I would ask for it to be fixed. 10 15701 Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74688 |
