We are also planning on doing most of the electrical (downlights etc) after handover. All the electrical documents are very overwhelming for me, im a bit uncertain how the whole process will work with doing things after handover. My advise, downlights can be done after handover for a single storey. If you are building a double, make sure downstairs is perfect as it's harder to get to. As I have mentioned, alarms and cctv are a lot cheaper externally done. I put a GMJ Security business card, a few posts above we are going to use them, they are fantastic as we have used them before. If you know an electrician downlights are about $40ish depending on how many and the style. So you an always shout a mate a slab of beer or pay them too. Same with moving power points etc. I did make sure my external lighting on the brick piers were done during build as it is difficult to do after. At the end of the day it's your decision and your wallet. I plan to put plenty more downlights in after handover (we did have a bonus allowance of $2000 for electrical as we signed in Feb) so we are installing the main areas through Boutique. So SS called hubby and said PCI inspection would occur 2nd week of June but think that's not gonna happen anymore. Coz they forgot to install the cabling for the NBN lmao! Mind you the whole house was plastered, painted and tiled. No now they are cutting into the plaster, pulling bricks out and installing it. They delivered a small bath tub, the wrong sink in butlers pantry, grout still missing in a lot of area's but apparently tiling complete. Really not enjoying the final lead up to the completion. This is really shocking and concerning. Hope they fix it up soon. Yes we have had Darbecca inspect all stages throughout the build so once again they have to inspect the external bricking, wiring etc. We have photos to document everything and we have already contacted them about what's happened and they said it has to be all brand new not patched up. The hell ... looks like someone punched thru the wall, I would be angry as well. Get them to replace it, i think there are some miscommunication between electrician and the brick layer or plasterer. So the gap you have to fill in ? Hi 7th_Cavalry We're worried we have severely overcapitalised on our build. We bought land out west in Victoria in Tarneit for $229,000 for a 392sq lot. Our final contract price with Boutique incl. upgrades/variations/electrical is $262,000 for a 3BR + study Barcelona. So all up we are looking at $490,000 which is $113,000 above the median house price for a 3BR house in our area right now. We have saved a 20% deposit ($98,000) so we don't need LMI and if we get a lender who gives us a 90% LVR we are worried they'll base our loan amount on the median house price for a 3BR home in our estate of $378,000 which is a loan of only $340,000. Add our 20% deposit + FHOG (+ $10,000) which takes it up $448,000 our shortfall will come to $42,000 out of pocket I'm not a mortgage broker, nor am I an expert on construction loans, but from what I've researched and read, it's looking like we may be in a bit of a crap situation. Lucky our land doesn't title until Nov this year so we have a little time to save a bit more coin and hopefully close the gap on the shortfall. Will be interesting to hear if anyone else has been in the same situation!! We decided to go with another bank and our second valuation came back spot on. (New estate and not much data on properties in my area but from others in same area it's very common for a short valuation) We had a decent deposit (about 15%) our broker explained it that instead of paying the short fall out of pocket the % of our loan would increase eg borrowing 90% instead of 85% not an ideal situation but helps reduce the stress about the situation. We are in Wollert with a single 4 bed like you but we are also adding a pool and we are spending a bit more than you. We know we are over capitalising for the area however we have no intention of selling it so we don't care. We want to live comfortably If you were building an investment then you should rethink your spend. Our land came in spot on what we purchased it at but our build had a shortfall of $11,000 which we were happy with considering we knew others that came in way under on both. Re: Boutique Homes 2274May 26, 2016 5:25 am Yes agree with you but Boutique are to blame for changing supervisor during lock up stage as it could of been avoided in my opinion. However moving forward hubby arranged an appointment on Monday with SS to go through and tag the house with item's we want rectified. 1st defect is gonna be the crack in my dining room, haven't moved into the joint and it's already cracked from ceiling down.

I am building the Marseille and for our stacker doors were getting dual blinds that's just costing $2200 alone. I didn't pay any extra for price protection of the land if it doesn't title by mid Nov. then we pay about $400 extra each month it delays. But this is not in the contract in the HIA it states that's they have the right to terminate the contract... They don't terminate the contract they know land titling delays.. But prices do increase too...
