The flooring guys when they came out for our ones damaged from water i told them they have been creeking ect and he said its happens and its from going warm to cold and the boards expanding ect... its not real floor boards its the uro plank ones.... is that still bad? Re: Boutique Homes 1182May 11, 2015 10:57 pm The boards expand and that's normal but that's what the expansion gaps along the wall are for, so that they can expand to fill some of that gap and not buckle up. I have to be honest and say that there's no slightly angled ones at my brothers house who used Engineered Floorboards (top veneer real timber and lower layers just composite). We spent a great deal of time getting it perfect and not tightening the boards up too much as to cause them to raise. This did happen once when we accidentally knocked a board too hard and the join was raised. It's very possible that they "knocked" the two adjoining boards together with great force which caused the raised/angled section? That would be my guess based on my experience anyway. I do remember that another friend of mine had his boards buckle from a water leak which expanded the boards immensely causing that raise effect? Maybe take a photo and show us how it looks? We have just signed our PWC with boutique. Woohoo.. We are also building in Ocean Grove. We have a Capri with Seabreeze on order. This thread have answered so many of my questions. I just checked you build thread PetaJ. I really liked the recess in your showers. I was not offered that option. Can I add that in the colour selection? That's a structural change as they need to increase the wall to 180mm as opposed to the regular 90mm. The earlier you ask them the better so I probably wouldn't wait until Colour selection to ask but rather ask now? Re: Boutique Homes 1186May 13, 2015 9:24 am A 325 x 1025mm shower niche will set you back roughly $450 because they have to use extra timber to build the wall up to 180mm as well as extra tiling in the niche and the intricacies. Looks stunning though as you have seen from PetaJ's photos!!! Just as long as you have a budget for it. Anything that alters your floor plan and elevations are considered STRUCTURAL so please take all things into consideration though I know it's hard to do as I have been through it myself. As we changed a lot in structural also and they just raise a post pwc variations and ask you and wife to sign and send them back Best of luck mate and am sur you will get them Re: Boutique Homes 1191May 13, 2015 12:02 pm They will charge you for any changes made after signing PWC: $1,000 for anything structural $500 for anything else That was 6 months ago, things may have changed, but after chatting with our pre-start consultant last week, I think they're becoming even more strict on changes as they are now building many more homes and don't currently have the man power behind the scenes. Where they give you the quote of building with what you wanted( along with the paper work where you can choose the selection and add) 2. Colour and electrical selection 3. Actual contract signing Before colour selections and before the addenda is made i think we can add and delete. But after the colour selections whatever JP79 said like extra charge But this was the system when we did ours in august last year Things might have changed ONE MORE THING WE FACED DURING CONSTRUCTION IS ABOUT GETTING COOL WHITE OR WARM WHITE LIGHTS. It's better you mention you need cool white ( if that's the choice) during electrical selection as they are very reluctant to change it in later stages Re: Boutique Homes 1193May 13, 2015 5:15 pm Thanks for the replies guys. Had a email today from my consultant. He seem to think that I can add it at the colour selection. I get the feeling that he just trying to palm me off. No mention of cost. So got the nod of the boss (wife) that if I really want it. And will see at the colour selection. If we have to pay a fee other than the build cost then a shelf it is. The shower will get shifted outwards away from the wall to accommodate for the extra 90mm. I'm in agreeance with Ashoka that they will charge you and yes, your consultant is definitely palming you off as he doesn't want the trouble of having to go through the change. I'd say if you want it then now is the time to act otherwise try your luck at colour selection but I have a feeling it will end badly. I can almost see the Pre-start Consultant saying "oh no girlfriend, that ain't happening, there's no structural changes at this late stage......" We signed in 2013 and started building last August. We were charged admin fee $250 and niche $466. So worth it Re: Boutique Homes 1198May 13, 2015 8:55 pm We are just in the process of finalising our PWC. We have had our site costs calculated (about $4,500 over the initial estimate). We are building in Oakdene in Ocean Grove and have had the following factored in: - the corners of our lot just fall into the bushfire prone overlay meaning we are getting charged $5k for the bushfire provision. For a just over 600m2 block there would barely be 10m2 that is within the overlay. It is complete BS. Checking a few things out with the Council. - our site costs have factored in Coastal Protection (???) and also a high wind area. Has anyone come across this in this particular estate (or others)? Our site costs have come to $22k which makes yours seem rather low. Our lot is in stage 5 which is only 500m or so from the stage 6 listings. There's slight elevation in the stage 5 blocks but I wouldn't have thought it was $8k different. Will definitely follow this up. 10 15762 Ask for references and speak to them.
