We've emailed to reschedule our appointment yet to hear back of the new time suits our SS. Darbecca have instructed we should get out certificate of occupancy prior to this inspection. Our client liaison instructed us in a previous email that they will apply for that after the new home presentation. Anyone had any luck getting it prior to the new home presentation? Just interesting they are saying that they don't apply for it till after everything is signed off on by us at the presentation we have scheduled. I swear all 3 of us are doing the same things currently regarding inspections, talking to client liaisons and Darbecca My initial email from client liaison stated once you are happy with everything and sign off, we then just wait for the building surveyors to issue the occupancy permit and your back to do their valuation and make the final payment. Once payment is received you can come into the office to collect keys. Darbecca emailed me today saying all works must be 100% finalised for this inspection and the certificate of occupancy must be obtained as stated in your contract. It feels like we have so much work to go still (our tiles only got laid yesterday no grout yet, no bench tops, cabinet fit out, plumbing fit off, finishing off electrical, air con and heating, garage door and render still need to be done and that's just off the top off my head) Struggling to see how that will all be 100% finished by next Friday. This might help also the fact Darren Love the director of Darbecca emailed Boutique this morning stating "We are not here to conduct the builders QA. We refer the builder to section 36 and 37 of the contract that states that when the builder is of the opinion that the home is COMPLETED then the home owner (and the AGENTS) will assist on site with a walk through. We are then looking for items that have been missed by all other parties only." The colours have been picked and all ready to go, just waiting for it to go to construction. It is so exciting and I love reading about everyone's experiences. Now the question I have is what have people done with their outside lighting with the escala facade. I am thinking of some in ground spot lights. One on the left of the garage one in front of the feature column and one in front of the bedroom wall. Any ideas will me much appreciated.

Real timber cost about 5k more than the laminated one. Cost apart, any feedback on durability, maintenance, etc? Confused if we have to invest on real timber which can have high maintenance or go with the standard laminated timber flooring. Once moved to construction they send you the building permit, final plans, developer approval permit, etc 10 15745 Ask for references and speak to them.
