Browse Forums Building A New House Re: Boutique Homes 21Sep 01, 2013 4:25 pm Hi mpp, Boutique initially included a $15k allowance for site costs in our original quote but then once we got the actual costs this went down to just under $13k (including about $2500 in council requirements - so site costs were just under $10k). We actually got our site costs done before signing our PWC because we wanted to know exactly what we were going to be paying before signing anything - we didn't want to get any nasty shocks with the site costs. So basically our contract doesn't have any allowances, everything that's in the PWC is fixed in the contract. Any upgrades we make at pre-start we'll pay for out of pocket. Hope that helps! Ya that's what I wanted to know that all your prices which were fixed in Pwc remained the same at contract. Obviously any upgrades you chose would be extra but that's understandable, so relieved to know not much variation there Re: Boutique Homes 25Sep 04, 2013 6:17 pm Great news Wazza! How exciting. Does Resolve have any update as to when they think your finance might come through? We had our contract signing/pre-start on Monday and we're just trying to finalise variations before we can get Resolve to push for formal approval with the bank. Hopefully we'll get variations finalised by tomorrow (or at least Friday) but our pre-start consultant has been pretty busy with appointments so who knows. Boutique's attention to detail in our preliminary drawings was a bit lacking (they were missing a sliding door and put the microwave where our oven should be), but they assured us that these things will all be fixed on our final plans and that these preliminary drawings are only for finance purposes. Fingers crossed we can get the variations sorted asap, but Boutique have been pretty responsive thus far. Re: Boutique Homes 26Sep 04, 2013 8:51 pm Resolve was hoping it would be through this week. I had the same issue for wrong things on the addenda. But they fixed them up pretty quickly. Yes my consultant has a busy schedule too. Think there all flat out there Re: Boutique Homes 30Sep 24, 2013 11:54 pm Hi everyone am building with boutique homes too riviera 29 we signed pwc but have not sign contract yet it's bit confusion in final price and I will let everyone know how everything is going we made few changes until now everything good and I let everything know about every single breakdown after signing contract Re: Boutique Homes 34Oct 29, 2013 4:59 pm Hi all, we are building with Boutique aswell. Going with the Barcelona 26. We had our color selection appointment on the 14th October, now waiting for the final contract signing on Nov 25th. Overall I'm pretty happy with Boutique. Haven't built before so I don't have anything to compare them to thouh. There were a few issues communication wise in the beginning, we were having trouble getting our sales consultant to return calls and emails, but he had his reasons. The prestart consultant we have now is great, she returns emails, and returns with info when she says she is going to. I would recommend them. Does anyone know the usual/average time frame from once we sign the contracts until they arrive on site? Re: Boutique Homes 35Nov 01, 2013 12:58 pm Hey Lukebee. how exciting you are getting closer. So did you not have to sign the building contract on the day of your colour consultation? I am hoping we can do our colour selection prior to xmas. Really want to get the final price nailed down. What facade did you end up going with? Re: Boutique Homes 36Nov 01, 2013 4:39 pm I'm a little confused as whats what regarding contracts etc. We've signed the PWC and we have now signed the "post PWC" that has all the variations etc on it. Now I think they're writing up the final contract which is ready in a few weeks... We getting the Contempo facade Re: Boutique Homes 37Nov 01, 2013 5:36 pm Lukebee, you might find yourself signing a few more things. We had our colour appt and contract signing on Sept 2nd (signed our PWC in July). After our pre-start we signed our first variation. Then we received our addendum which included a few odd things that lead to a 2nd variation. Then we had to have a third variation when a request to move our meter box to the side of the garage wasn't actioned until we'd asked for the fifth time. Finally, we received our final plans and addendum yesterday as well as a fourth variation! Overall, I've been pretty happy with Boutique - we were under a tight deadline because we bought our land off a private vendor and only had a 60 day subject to finance clause, so Boutique fast-tracked our colour appt and contract signing so we could make our finance deadline. Then, while we were waiting for our land to settle, Boutique organised our building permit for us (which I thought wouldn't happen until after settlement). We settled on the land on Wednesday and the next day received our final plans for sign off. We still need to have some things clarified in the plans, but all in all, it's gone fairly smoothly. One thing I will say, however, is look over your contract, variations and plans with a fine-toothed comb. We've picked up so many errors and omissions it's not funny. We've dealt with two pre-start consultants - one who has no attention to detail at all (hence all the mistakes) and one who has been really responsive to my questions and has been really great. Thankfully we've been dealing with the 2nd consultant most of the time as it was hard going dealing with the first one. As for the average time frame between contract signing and site start, I think it depends on how quickly they put together your final plans (and how quickly you sign them off), and how quickly they can get the building permit and all the tradies organised. We're aiming to sign off on our final plans early next week so I'll let you know what our start date is once I find out. Re: Boutique Homes 38Nov 03, 2013 10:52 am Cool, thanks for the advice Genghis77 Good luck with it all I don't think they will be on site until next year as we sign (if all is correct) on the 25th of Nov, then if I'm not mistaken they apply for permits, and organize trades etc. And with the xmas break being so close, ...yeah I can't see em starting before xmas lol Re: Boutique Homes 39Nov 07, 2013 10:49 am I agree Genghis77. They made alot of mistakes on ours well more to the point they forgot to put the changes in on the planes. Well any way finaly got my formal loan approval yesterday. Been a long time but ya 10 15745 Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74708 |
