Browse Forums Building A New House 1 Nov 07, 2012 10:02 am Hi there! First time poster, long time reader. Just after some feedback. I am looking into buying a block of land (around 1 acre) that is on a residential street. This block of land has no utilities connected. Does anybody have a rough idea of the cost of connecting electricity/gas/water etc? Anyone done this recently and can remember what they paid.. or know how I would find out? I am trying to determine whether it will cost too much money to build a house and whether I should just buy a house that has all this already done! Thanks! Re: Cost of running sevices to property? 2Nov 07, 2012 3:03 pm I have no idea re the costs involved. Perhaps try calling the utilities provider? They should be able to at least give a ball park figure. If the connections are right at the edge of you block and just need to connect it to your house, it would not be too much. If not, the cost will be much more significant. Re: Cost of running sevices to property? 4Nov 07, 2012 8:08 pm Hi, It depends if you will be using single or three phase power. I paid $ 109.00 per metre for a 3 phase 50mm copper cable, 40mm water pipe and three conduits fully trenched. You need to find out how far your house building site is from your connection point. Electricians can give you a quote and let you know if you need single or 3-phase. Some electricians charge for the quote. Most builders allow 6-10m for the electrical run; that is from the front boundary (single phase) in their inclusions. Building a house can be a bottomless pit. It can be a lot cheaper buying an established house. My problem is that I can’t find anything I like. Cheers P.S. Be aware that living on one acre can turn you into a slave for the garden unless the block is covered in trees with little manicured lawns and landscaped gardens. My block was bare and it took me many years to plant trees, shrubs etc. and now costs excess water to keep them alive. Re: Cost of running sevices to property? 5Nov 07, 2012 10:30 pm I just wrote a reply but it died & woundnt post :/ this one will be short & sweet incase it doesn't let me post again. Our power cost $2,234 for 1.5mts of work; that was single phase. Water is looking to be around $10,000 for 100mts of line. Sewage costs the most though so I'd be sussing that out first. Coliban Accidently quoted us using the wrong address & that came to $25,000 for around 10 mts. 2 6192 Hi all I am looking to run a water line under my concrete footpath which is directly next to my home, was seeing if this is possible without cutting the entire section… 0 20182 You might be able to apply to divert the sewer at your expense. In NSW you would contact a Water services co-ordinator and they would give you advice as to whether or not… 1 16146 |
