We have found a design we like, listed on the project builder's website at $215K (for a 34 sq lowset). They don't state what the standard inclusions are. I realise that it will end up costing more than the stated $215K to build, but I'm wondering what the worst case scenario would be (assuming a level block, good soil and that the design does not need to be altered). Could it possibly cost twice as much? $350K, $300K??? We would choose good quality (but not best quality) fittings/finishings. Any advice appreciated - I have found the sales consultant to be unwilling to provide a ballpark price and quite pushy... Re: Design listed at $215K but how much would it really cost 2Nov 06, 2012 9:32 pm I would expect about 280k-300k max if you were willing to compromise on quality inclusions (40mm stone benches etc etc), remember that with builders their base price doesn't include things like downlights, tiles to entry, sometimes carpet is not included at all, landscaping, fencing, driveway, footpath, crossover, alfresco, blinds, flyscreens, additonal power points, aircon and a lot of other things. We have had a quote for a 33 square house with a lot of quality inclusions (floor to ceiling tiles, stone in the bathrooms etc) with $12000 allowance for site costs come back at approx $310K (from 218k base price) so I think it would be very achievable to get a price sub 300k or even closer to 290k. If you are building in WA in a new estate, most builder's include Flyscreens, driveways, and there are a hell of a lot of good deals going with bonus'.
