Browse Forums Building A New House 1 Nov 06, 2012 2:24 pm We are in the process of finalising initial plans for our custom build. Now that the floor plan is complete we have been given a quote for the build. The quotation says that is doesn't include town planning and dispensations. Does anyone know the approx cost of this? Are we talking 100's or 1000's? Thanks Custom downslope build Build thread viewtopic.php?f=31&t=61873 Blog http://www.buildingroyalmanor.blogspot.com.au Re: Town planning and dispensations 2Nov 06, 2012 7:12 pm This is a very big issue. Town planning considerations could be big. As an example, I once had a customer who was for the height brought about by a tiny cut. We got there in the end, but the owner went through 2 years of heartache. When I pointed out the number of bigger cuts in the area, the planners gave in. Savings? Great! Time? Lost! Re: Town planning and dispensations 3Nov 07, 2012 5:58 am Thanks for the reply I'm more concerned with the $$ cost at this stage rather than the time it would take. Does anyone have any ideas how much $ it is roughly? But you are definitely looking at 1000's. Not sure if engineering drawings are included in the cost for your custom builder, if not that will be some more 1000's for you. I'm meeting with the builder this weekend so I'll discuss it with them then. I'll prob ring the council in the meantime to see what they say. Re: Town planning and dispensations 7Nov 07, 2012 4:29 pm Thanks Snowing I've just compared the dispensations form against the Building Regulations and it appears there may only be two things we either have to 1. get approval for; or 2. amend on the plans to suit regulations. According to the council fee of $232.90 per regulation to be assessed it shouldn't cost me too much as I only have two that I may not comply with. I'm going to ring the council tomorrow though just to confirm, as if they have to assess it ALL (not just what we tick) then it's over $5000k - big difference in price!
