Browse Forums Building A New House Re: Opinions about our two builds.. 4Nov 06, 2012 1:06 pm Both great plans, but 45k difference is a lot of money, obviously the Clarendon is a bigger home so having the upstairs rumpus is a bonus but is it worth 45k In regards to taking out the L pole between dining and living will be an expensive exercise, not sure if you have asked for prices on this,but looking at the plans it would be much easier in the Clarendon plan due to the rooms above, in the soho due to a room above, the extra steel beams required would probably cost double, so instead of 5k it could be closer to 10k. How do the bedroom sizes compare? Not sure where you got $800 for stone, if they aren't included in your base price I would expect that stone to kitchen bathrooms laundry would be minimum $5000, Personally I prefer the Clarendon due to the laundry not being off main front hallway, th eposition of the powder but I love the master bed at back of house in the soho, in saying that lots of people would prefer the master at the front, so they would chose th e Clarendon, it really does get down to budget and the plan YOU like. Well Plantation quoted "Benchtops - 20mm edge Designer Range Quantum Quartz" standard in kitchen but we wanted the 40mm one which they added $800. Also $800 for Stone top for ensuite and bathrooms (20mm). To remove the corners, plantation reckons about $5.5K. Clarendon reckons about $8.5k. They said they will add a bigger beam over it. Bedrooms: Claredons are all 3m by 3 and a bit Soho are 3m by 2.8-2.9m The other option i have not enquired about is the madison which is 27sq (about 15k more in base price than SOHO) however they have extra smallish theatre room which i don't think i will really use.. Any views? I don't know about the inclusions but I'd think the extra living area would be worth while. I agree, orientation wise i prefer bedroom out the front as that is facing west and we only have a forest/park in front. but the extra space, i mean the tv room and study on the madison is just too small to be of any use.. We went with the Master Bedroom to the rear option which puts the rumpus room at the front instead - these options dont cost anything extra. The Study may appear small but its perfect for housing a Computer and bookshelf - Its 3 times as big as the little area I am using now in our rental Even room for a small couch. We changed the Cinema room to having a Horizontal window, this room Ill be using for its intended purpose as well as a media control box which controls the rest of the house. I can upload the other Madison layout options if you would like. We're still selecting what to upgrade/downgrade to suit our budget.
