Re: help! brisbane builder/suburb advice! 3Nov 06, 2012 7:59 am it is exciting but I just hope we make the right well informed decisions Re: help! brisbane builder/suburb advice! 4Nov 06, 2012 9:12 am Congrats on your decision to build! We are building with Plantat!on, and at first we thought they'd be too expensive too. But they have more affordable houses in their "Breakthrough" series, definitely much cheaper than M3tric0n! I wouldn't even compare the two. I would look into Hallmark, they have a good reputation and affordable homes. As for Augustine Heights, the Brentwood Rise estate is good, we had a look there but it was just over our land budget. Best of luck! I've just had a quick look and commented on your thread and as I'm keen on Pl@ntation, it would be great to see where you're at with things. How are you finding them so far? Re: help! brisbane builder/suburb advice! 6Nov 06, 2012 11:08 am Hey there. We just secured our land with Stocklands at Augustine heights. With there new land release. I don't think there is much left its just off Santa Monica drive. We are building the sienna with plantation Re: help! brisbane builder/suburb advice! 7Nov 06, 2012 11:17 am oh congrats! i was talking to the sales guy at the augustine heights 'the springs' land sales office and he said there is another release in january however there is another release in march at springfield lakes - i dont know what to do! just had a look.. and i love the Luna 4+ by Pl@ntation.. love the big alfresco area! interested to hear how you're all going with building and the process. the price is marked $156,400 with inclusions which i know won't include driveway, fencing, landscaping etc.. but does it include what it listed or is that a gimmic? haha. basically - how much on top of the price are you paying? You would be looking to add at least 20k for driveway fencing plus extra electrical work. We plan on doing a lot of things after handover such as carpets tiling driveway etc. we still added another 20k on top of the list price for extras and so on, so be prepared for a bit of a shock. I found plantation the better ones there homes aren't as decorated as upgrades compared to the companies. Good luck Re: help! brisbane builder/suburb advice! 9Nov 06, 2012 11:44 am jorditzu9 overwhelmed83 oh congrats! i was talking to the sales guy at the augustine heights 'the springs' land sales office and he said there is another release in january however there is another release in march at springfield lakes - i dont know what to do! just had a look.. and i love the Luna 4+ by Pl@ntation.. love the big alfresco area! interested to hear how you're all going with building and the process. the price is marked $156,400 with inclusions which i know won't include driveway, fencing, landscaping etc.. but does it include what it listed or is that a gimmic? haha. basically - how much on top of the price are you paying? Re: help! brisbane builder/suburb advice! 10Nov 06, 2012 11:46 am We also looked at the breakthrough series but I am such a visual person and I really have to see what aim building/buying before making such a commitment And unfortunately plantation do not have any display homes in the breakthrough range Re: help! brisbane builder/suburb advice! 11Nov 06, 2012 11:50 am We're building the Maya 4, and it was $157,300 when we locked in the price, and this included heightened ceilings to 2590mm, stone bench top, all tapware and appliances (dishwasher, cooker, rangehood), 2 coats of paint, solar hot water and electricity (10 panels, 1.5kw inverter). The major things that are not included in the base price is driveway, landscaping, extra electricals allowance, insulation, flooring, outdoor tiles for the alfresco (although this can be done later) and aircon. With all our upgrades (some with our builder, some from outside), our house comes to around $225k. I hope this helps give you an idea! Plantation has been great so far, we're currently waiting for our soil test to come back before we can do the colours and get the fixed price contract and get our finances sorted. We're hoping to start building before Christmas, but it will most likely be in the new year. Good luck can I get quotes from fencing/driveway guys and compare with what plantation come back with and then decide? we hope to have 60k ontop of what the block, house & quote for pool is so hopefully we could come under budget. HOPEFULLY! Re: help! brisbane builder/suburb advice! 13Nov 06, 2012 11:58 am i'm personally considering the P!antat!on breakthrough series too, did you do tiles/carpets (normal areas not the ones that are usually included) and what about any extra insulation? The driveway got quoted about 7k up to 65m2.. i also consider whether to include all the tiles/flooring/driveway/fencing/turf or leave a bit of cash for later when these are due, ..what do you think the best way is? Re: help! brisbane builder/suburb advice! 14Nov 06, 2012 12:18 pm Yeah they do allow you do it most things yourself which saves you thousands. Some of there markups are rediculous. Etc. they wanted 30k for full house render which it can be done for 10k elsewhere Re: help! brisbane builder/suburb advice! 15Nov 06, 2012 12:48 pm Tiles to wet areas are included, the we added the wood look package for $2,990 for main areas, and it's around $1,250 for carpets in 4 bedrooms. We were quoted $7k for a 60m2 driveway, that was exposed aggregate which is a requirement for our estate, but we're getting it for $5-6k outside the builder. After a rocky (and I mean very rocky) start with them, we have just hit the 8 week mark into our build, with the tiling just started. It has been a fantastic build so far with the best site supervisor we could ever imagine. He is incredibly amazing. We are building the Retreat Q1 20m which has been very modified, on the north of Brisbane. Looking forward to watching your gorgeous homes come to life! So exciting! So exciting! how rocky?? any tips for potential plantation-ers? Re: help! brisbane builder/suburb advice! 20Nov 06, 2012 10:11 pm Rocky as in our particular salesperson was useless and it took a considerable amount of 'complaining' before we were given someone more competent to deal with. We were getting mistakes in quotations, errors in estimating prices, and the biggest one - lack of communication. All these things took huge amounts of time, and it was a case of waiting 2-3 weeks for something, only to find it incorrect, to have to wait another 2-3 weeks again for amendments, only to find they were again wrong etc etc etc and it just went on and on. We also made an appointment to see one of their drafters to have things rectified to cut out the middleman so to speak to hurry up the process. We ended up going to new home proposal number 9 (I know - but we are extremely picky and would not sign until we had everything as we wanted it) and we persisted when we were told we couldn't have something etc and there was always a solution at the end of the day so don't settle for a 'no' if you really want something. We were extremely close to walking away at one stage, in fact I had made my mind up to find another builder as we were that upset at the start with how we were being treated, however at the 11th hour we reached a happy medium and now we are at site (8 weeks into it), we couldn't be happier. We have the best site supervisor who is overseeing everything and takes care and pride in our home, nothing is too much trouble or too difficult. This is our third build and I can tell you our site supervisor is nothing at all like the other two, so I agree when people say the site supervisor can have a huge impact on how your actual build goes. All in all, the finish of our home so far is exceptional and we couldn't be happier. Just make sure you get a salesperson who is actually interested in helping you build, rather than stuffing you around!!!
