After a few months of planning the contract is finally signed and we are steaming ahead building with F0rmat Homes at Seaford Meadows SA. It is a custom design, with 3 bedrooms, double garage, home theater and a loft. J. from F0rmats display has done an amazing job designing the house from the ground up turning our vague ideas into rooms on the plan. So far everything is going well and we hope the actual build will be as good as their sales and planning

You will have no sun until late afternoon in winter in that kitchen/ family room. It might be quite cold. In summer it will be hot unless you cover those west faming family room doors with a pergola or something. It's good the master has no west facing windows. Make sure the loft doesn't either. Then it will stay cooler. I personally would use that store as a walk in pantry. I think it is too small to really store anything, but as a pantry it would be whoaoaoaoao! That's my 3 cents. The room will be hot as it is, without a west facing piece of glass. Bed 3 ..maybe make that east facing window, instead of south? Ok, my 5 cents. There is no space to put a window anyway. In the family room those are windows (not doors), we may put luxaflex duette blinds there, they can glide up and down something like this: You are right re the store room, it will make a decent pantry! spot on! The velux sky-eyes unfortunately were allowed on the east and west sides only, so there is not much we can do about this and that's why the roof will have extra insulation and wirlybirds! also had to invest into aircon solution hope I won't be grilled when sitting upstairs I will let you know when we move in Regards Ragnar's wife Re: Building custom design with F0rmat in SA. 15Nov 06, 2012 4:01 pm Hey the wife!! Welcome. The door out to the alfresco will be blocked re light via the alfresco. And it faces south ( the door) so no sunlight from there either. It will be nice and cool on a summer evening though because of those exact things, And nice for morning breakfast on a summer morning as the sun won't be beating down on you.
