Browse Forums Building A New House 1 Nov 04, 2012 9:18 pm Looking to build a new home in flood prone area (Chittaway Point, Central Coast NSW) and have been told by a custom builder that due to the cost of LVL timber to build with it is now a very similar cost or the same as building with a slab. Does anyone have any experience with pricing regarding this? Interested as all the project home companies are quoting $10-20k extra on top of the base price to build on bearers and joists then as quoted with on a slab. Thanks Re: Bearers and Joist Vs Slab costs 2Nov 06, 2012 7:28 pm We build with bearers and joists all the time. O.K. We do a few slabs, but the majority are timber floors without LVLs. We use 2x190 mm x 45 mm KDHW and that I think is cheaper than the slab. Of course, with fall, a slab gets to be a problem. If you want to know more, just ask. I have built several hundred houses with timber floors. cheers mate. Re: Bearers and Joist Vs Slab costs 3Nov 07, 2012 10:00 pm Thanks Leighton appreciate your reply Just wondering so why is it that project builders tell me it cheaper to build on a slab then bearers and joists? Happy to send you a PM to discuss if you prefer Cheers Re: Bearers and Joist Vs Slab costs 4Feb 19, 2013 2:43 pm Hi mb21, We also have a block of land at Chittaway point and are in the process of looking for a builder to construct the house (investment property) Did you find someone that doesn’t want to charge an arm and a leg to build on bearers and joists? Re: Bearers and Joist Vs Slab costs 5Feb 20, 2013 7:44 pm Hi CraigW I sent you a PM but if anyone is interested look up Luke Wall constructions We didn't end up getting the block we wanted so have started to look at existing properties again. If we got the block we would be building with Luke. Re: Bearers and Joist Vs Slab costs 6Feb 20, 2013 10:03 pm Bearers & Joists are cheaper, but for project builder is easier to do slab, less trades and much stronger house. End of the day you will pay for it. If you have a flat block of land go with slab. They charge you 10k extra because that's how they make their money, not because it costs more. LvL timbers are not expensive at all, you can also use even cheaper solutions like oregon and hwd. Seconded; we just used these last weekend to build a small deck. They worked perfectly as we have bluestone in the area where we wanted to build so digging down was not… 8 9065 Assuming you've modelled the TB8, TB10, TB12, TB2 & J1 joists/LVLs there, it appears as per drawing to me. There maybe should be an additional J1 between TB10 and T12 if… 3 31818 1 10131 |
