Browse Forums Building A New House Re: Our families first home--frame up FINALLY :D 101Feb 13, 2013 4:03 pm Thanks Onewheel - they have a lot of houses going up at the moment all at very similar stages so that, plus the Christmas break and the weather has put them behind I am guessing. Doesn't make it any less frustrating for us though We are seeing other houses around us powering along and yet house has been at a near standstill. Yes Opu they are quite good, we have no regrets going with them. Its just been such a long, slow process for us when we desperately want to move into our new house (we are living with my parents with 3 kids, its not easy!) They have been there for 2 days so only a little progress to show: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And I took this from the inside - are these bricks ok? They don't seem to have much mortar on the inside but not sure if this is normal or not? That's so exciting!! I like the colour too I'm not sure about the lack of mortar on the inside, most houses I've seen have the wrap stuff put around the frame before the bricks so you can't see the bricks from the inside.. Kayla Re: Our families first home--brick action finally!Pictures 105Feb 20, 2013 7:51 pm Hmm, I don't know to be honest. Should it be? I don't think they wrap any of their homes. I know a lot of other builders in our estate do. Not sure if they all do though. Is the wrapping for insulation? Is it something that should be done? They don't wrap any of their houses as far as I can tell. I guess I will chase it up with them, but I suppose its too late now. It's called sizalation and not all builders use it, although it is becoming the norm now. He says it is a good option to use it however it all comes back to what's on your energy report. They will probably use bigger batts to make up for the insulation. Kayla Re: Our families first home--brick action finally!Pictures 111Feb 20, 2013 8:30 pm On our tender it says R2.0 wall insulation and R 3.5 ceiling insulation does this help? Thank you both for taking the time to help me with it. Do you have a copy of your energy report? If its not in that then your builder is doing it as they should be. Our house was wrapped before bricks but we only have 1.5 batts in our walls and 2.5 in our roof. So the bigger batts you guys will have should make up the difference. I think you're right, it would be too late to try and add it in now so try not to stress about it Kayla Re: Our families first home--brick action finally!Pictures 114Feb 20, 2013 8:47 pm Oh thank goodness!! Nope it doesn't say anything about sizalation in our tender/contract at all. I don't have a copy of the energy report, I may be able to get it off the council website though. So this wrap won't be for damp etc, its purely for insulation? If any did happen to get in it probably wouldn't be much and wouldn't do any damage as the insulation isn't actually installed right up against the bricks, there is a gap between them. It's pretty funny actually, I bet not many builders build houses for the building surveyor that does their permits and inspections. Definitely worked in our favour that's for sure! If you have anymore questions feel free to ask Kayla Regardless of wall hung toilet or floor pan toilet your feet will be right on drain, seems to me the waste should not be in that location given the design.
