Browse Forums Building A New House 1 Oct 23, 2012 9:20 pm Hi Everyone Things are starting to move along for us so I thought I would share our plans and colour selections. We put the deposit on the land (a small 10x30m block) at the end of March so its been a long 7 months (mostly from our side). Our plans were lodged with council nearly 2 weeks ago so we are getting excited now Anyway here is our (little!) mansion we are building. This is our first house, and our kids are SO excited! Its 172sqm. Our colours are: Bricks - PGH Cement Roof tiles _ Boral in Gunmetal Mortar - Flush, off white Fascia and Eaves -Surfmist Gutter - Monument Down pipes - Dune Windows - Trend in Pearl White Garage door - Surfmist Front bagging (piers) -Ironstone Front door - timber Driveway - Gunmetal We have also chosen our internals which I can add another time so to not bore anyone. Thanks for taking a peak! They were: Moving the bedroom door to master further down the wall so we could change the swing of the front door to utilise the small alcove to the right of the front door. We have moved the internal cavity door from the garage to the back of the walk in linen. We envisage this more as a cloak room than traditional linen. Somewhere to dump the kids school bags, shoes, jackets etc. Our first home... viewtopic.php?f=31&t=60460 Land Dep paid 26/2/12 Site cleared7/12/12 Slab 20/12/12 Frame 25/1/13 Bricks 19/2/13 Re: Our build with Kurrajong Homes at Jordan Springs 3Oct 23, 2012 9:40 pm Welcome to the forum! It's nice to see a fellow first timer proud to be building a 'small' house it looks like you've managed to squeeze all the important stuff in and worked with the space you've got well! We just finished building our first home which is 188sqm, it's such an exciting time and there are alot of bigger houses on these threads but I dont think anyone really pays mich attention to size. I can't wait to see your internal selections and follow your build. Congratulations and good luck!! Kayla Re: Our build with Kurrajong Homes at Jordan Springs 4Oct 23, 2012 9:51 pm Welcome! We are at a similar stage to you, just got out of council last week. Colours look great so far, can't wait to see the internals! 1st build: viewtopic.php?f=31&t=59376 *New*-2nd build: viewtopic.php?f=31&t=70324&p=1154282#p1154282 Re: Our build with Kurrajong Homes at Jordan Springs 5Oct 23, 2012 10:33 pm Your plan looks great! Assuming finance is approved well also be building on a 300m2 block (10m frontage). Looking forward to following your journey! Re: Our build with Kurrajong Homes at Jordan Springs 6Oct 23, 2012 10:51 pm Hi Sam!!! You have done brilliantly to fit all that in!! No wasted space and very functional!!! And don't worry about your house being small! Starting small is great! My first house was a 2 bedroom unit with a combined laundry bathroom.... It was small but it was mine and now I am building large 2nd house and was able to keep it as an investment! Looking forward to seeing your selections!!! Jen Building with HomeGroupWA (started as Scott Park Homes ) - Grand Wisteria Check out my Build Thread!! Time line on P1. Re: Our build with Kurrajong Homes at Jordan Springs 7Oct 24, 2012 2:50 am Im going to follow this thread aswell im building a same sized house, but 3x2, on a 300msq block with a 10metre frontage (who has time to clean and look after gardens anyway ) Re: Our build with Kurrajong Homes at Jordan Springs 8Oct 24, 2012 10:13 am Thanks everyone We have put a lot of thought into this house, we need to get as much bang for our buck as we can to get us into the property market. Sydney is such an expensive place to live! I look forward to following all of your builds too especially yours fmac and Echo2k3! Have either of you got plans yet? Here is a picture of our external colour selections: And a picture of a house that ours will be very similar too (obviously ours is single story though) We had originally chosen different colours to match our original brick choice PGH Sorbetto. But this is a slurry brick so after a lot of deliberation we decided to change so we didn't have the worry of bricks chipping etc. I will add my internals later - I have to get ready for work. My first day at a new job after being off with kids for 7 years - agggghhh! lol. We have gone very light throughout as I am hoping this will make the house look bigger. We had a great range with our builder and the only thing we upgraded was a timber veneer front door for $90! All walls - Taubmans Martini All trims - Taubmans White Illusion Floorboards/Carpet: Stone tops -Essastone new crystal salt(this appears whiter in real life, the photo makes it look horrible!) and gloss white cupboards: Floorboards/Bathroom and Laundry floor tiles (wall tiles are white) The basins and tapware we chose: Overall we are pretty happy with everything! The 3 kids bedrooms each have a feature wall but I won't bore you with those! We chose a lovely feature strip too for the showers, but I forgot to take a picture of those! We are 3 weeks in to council, we are becoming so impatient!! Im going along similar lines with greys and whites. I had my pre start last friday so its all set in stone and i cant changed my mind for the millionth time! I love your choice of tapware! Wish I could afford to have square shaped fittings to match my square basins. Re: Our build with Kurrajong Homes - colour selections adde 12Nov 04, 2012 5:50 pm I also love your square tapware - your builder does have a great standard range if these didn't cost extra!! So your builder didn't charge you extra for the stone benchtops or gloss cabinetry? Very jealous!! I'm definitely going stone and gloss next time Your choices are timeless and will look great together! Kayla Re: Our build with Kurrajong Homes - colour selections adde 13Nov 04, 2012 8:21 pm Thank you both! Nope, nothing at all extra (apart from the front door) We really did our homework shopping around for months (we had time on our side) before we signed with the builder. In our FIXED tender price of $190000 we have little things thrown in like an IXL tastic light, stainless dishwasher, split system air con, turf to front and rear, letterbox, clothesline, gas point in alfresco etc. Besides the big things like flooring, window coverings and driveway, path. Basically we got everything in the tender price apart from our fence. We are SO happy with our builder! There standard of work is great too. kjw7, I have read all through your thread - your build size is so similar to ours, even a lot of our room sizes are the same so I have been devouring your photos of your rooms, particularly with furniture! Echo2k3 - do you have a thread? Plans?? Thank you both for commenting - was feeling a bit like a Neville no friends Cheers Sam Our first home... viewtopic.php?f=31&t=60460 Land Dep paid 26/2/12 Site cleared7/12/12 Slab 20/12/12 Frame 25/1/13 Bricks 19/2/13 Re: Our build with Kurrajong Homes - pictures added :) 14Nov 04, 2012 8:31 pm Don't feel like that Sam, your thread will only increase in popularity once your build starts. Unfortunately it's the photos alot of people are after! I'm glad my thread and photos have helped you get the feel for your sizes. You seem to have a fantastic price there for everything that is included so well done! It will be awesome to move in and have grass...ours is just starting to sprout, we just can't afford turf at the moment so will have to wait for it to grow on its own. Never thought id ever be so excited to see grass growing! Kayla Re: Our build with Kurrajong Homes - pictures added :) 15Nov 04, 2012 8:39 pm LOL I bet you are excited! You will probably fight over who mows it first We wanted to get as much into our tender price as possible as we won't have the money for things like turf etc either. We are 3 weeks and 1 day into council and I am SO impatient. And then, of course it will be ready to start about a week or two before Christmas Our first home... viewtopic.php?f=31&t=60460 Land Dep paid 26/2/12 Site cleared7/12/12 Slab 20/12/12 Frame 25/1/13 Bricks 19/2/13 Re: Our build with Kurrajong Homes - pictures added :) 16Nov 04, 2012 8:56 pm Ugh council, how annoying! So glad we don't have to wait around for them where we built. Ours went straight to the building surveyors and was approved the next day (helps when DP works there)! Nearing the end of the year wouldn't help I guess, everyone's trying to rush thins through before Christmas. I have a feeling they'll be more focused on finishing off houses before starting others, but fingers crossed yours goes through and gets started ASAP Kayla Re: Our build with Kurrajong Homes - pictures added :) 17Nov 04, 2012 9:08 pm Sam, I do sort of have a thread happening... viewtopic.php?f=31&t=57894&start=10#p941404 Plans etc are on there, only difference now is my ensuite and bathroom bench colours i went dark grey cabinets and a 'white pebble' laminate for tops. I really wanted glossy cabinets, but my builder charges $50 per door.. Ouch!! Cant wait to see your progress! How exciting now! Re: Our build with Kurrajong Homes - pictures added :) 18Nov 04, 2012 11:46 pm Great, will go and have a peak at your thread Our first home... viewtopic.php?f=31&t=60460 Land Dep paid 26/2/12 Site cleared7/12/12 Slab 20/12/12 Frame 25/1/13 Bricks 19/2/13 Re: Our build with Kurrajong Homes - pictures added :) 19Nov 05, 2012 12:00 am Love your choices! Ours are going to be very similar, though I think you have better choices when it comes to taps/sinks etc then we do! We have prestart at the end of the months, then we'll find out how much our upgrades will cost! Look forward to following your build, may end up being a similar timeline! Re: Our build with Kurrajong Homes - pictures added :) 20Nov 05, 2012 12:05 am It does sound very similar! Can't wait til we can both update our threads with - MOVED IN!!
